Maintains efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliances.
Essential Duties and ResponsibilitiesIncludes the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Perform general maintenance such as: plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.
- Respond promptly to resident work order requests and notify management upon completion of work orders or of pending work due to backordered supplies.
- Responsible for daily repair and upkeep of the community.
- Perform routine maintenance punch on vacant units prior to new resident occupancy.
- Responsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.
- Responsible for cleaning work area, tools and equipment.
- Responsible for the upkeep of all company provided tools.
- Report unusual or extraordinary circumstances regarding the property or residents.
- Maintain the required property uniform and ensure a professional appearance and behavior at all times.
- Provide courteous, efficient service at all times.
- Keep pools, fountains, hot tubs, and other amenity areas in clean and operable condition.
- Operate within OSHA standards and company safety policies at all times.
- Maintain thorough knowledge of company policies.
- Seek educational opportunities and self-improvement for personal growth and development.
- Availability to work on an on-call basis.
- Education and/or
Experience:
High school diploma or GED; or 1-3 years related experience and/or training; or equivalent combination. - Driving Requirements:
Valid driver’s license and ability to drive to daily activities. - Certificates, Licenses, Registrations: HVAC certification preferred; CAMT recommended;
Fair Housing Certification required within 14 days of hire. - Physical Demands:
Regularly stand, use hands to finger, handle, or feel; reach with hands and arms; lift 25-60 pounds, up to 100 pounds with assistance. - Language/Math/Reasoning:
Read and interpret safety rules and manuals; perform basic arithmetic and understand common procedures. - Other
Skills:
Ability to work safely and follow company policies.
High school diploma or GED; or 1-3 years related experience and/or training; or equivalent combination of education and experience.
Equipment/ToolsMust use PPE as tasks dictate. Knowledgeable in safe use and maintenance of tools including wrenches, hammers, saws, ladders, shovels, dollies, jacks, etc.
Physical DemandsRegularly stand, walk, climb, reach; frequently lift 25-60 pounds, up to 100 pounds with assistance; vision requirements as needed for safety and task performance.
