Scope & PurposeThe Maintenance Technician performs the overall maintenance of the physical property under the daily direction of the Maintenance Supervisor (if applicable) and/or a Supervisor. The candidate may be required to perform additional duties as assigned by the Manager or Supervisor.

Duties & Responsibilities- Participate in all maintenance projects.
- Perform light electrical repairs on fixtures, switches, outlets, etc.
- Perform light plumbing work such as clearing stoppages, replacing fittings, etc.
- Repair or replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, locks, etc.
- Paint interior and exterior of the complex, including apartments; prepare surfaces, spackle, sand, remove wallpaper, replace drywall/sheetrock where needed.
- Perform carpentry work: fitting doors, windows, building shelves, sanding and refinishing floors, installing cabinets, vanities, trim, and moldings.
- Assist in custodial work in common areas: sweeping, mopping, vacuuming, trash removal, window cleaning, and other assigned custodial duties.
- Assist in grounds work: trash pickup, using rakes, weed eater, edger, leaf blower, vacuum, lawn mower, tractor, cart, ladder, hedge trimmer, snow blower, ice melt, forklift, pallet jack.
- Repair concrete, masonry, roof, fencing as required.
- Train or assist other employees on the property’s maintenance needs.
- Manage inventory and tools, ensuring proper use of maintenance materials.
- Assist Management with scheduling apartment inspections.
- Refurbish apartments for resident occupancy; participate in move‑in and move‑out inspections.
- Keep accurate records on preventative maintenance, work orders, refurbishing, inspections, inventories, purchase orders.
- Perform scheduled maintenance on all equipment based on manufacturer recommendations.
- Inspect units, buildings, and common areas, performing repairs and janitorial assistance as needed.
- Understand water and gas meter cut‑offs, fixture cut‑offs, sprinkler systems, sewer clean‑outs, and post map.
- Ensure storage areas and entrances are locked and well lit.
- Prepare units for leasing to meet metrics and complete work orders within specified time frames.
- Handle service requests such as boiler repair, range and hood fan repairs, refrigerator/freezer repairs, appliance, wall, fixture, flooring, plumbing, heat, electrical (except when a licensed electrician is required), painting, spackling, drywall, hole patching. Cutting of any water, drain, sewer, gas, or propane line is prohibited.
- Install and remove appliances (refrigerators, ranges, heat pumps, etc.) as needed.
- Service requests may include gutter and downspout work, exterior siding, new or existing system alterations, road sign installation and repair, road line painting, pothole patching.
- Perform interior/exterior electrical repairs: troubleshooting, switch/outlet replacement, bulb and fixture replacements, light and power equipment.
- Perform plumbing repairs: sewer drain line cleaning, snap replacement of kitchen sink, bath/moisture fixtures, detect and report gas leaks. Cutting lines is prohibited.
- Handle snow removal, shoveling, ice melt application; on‑call assignments and overtime may apply.
- Maintain a safe, neat shop; manage parts inventory, vendor pricing and part availability.
- Coordinate with outside vendors per property managers’ schedules.
- Meet safety requirements and communicate them to management.
- Respond to every call during on‑call shift; for emergencies such as loss of electricity, main line backups, clogged toilets, leaks, fire, lack of heat/A/C, locked front doors, other life or safety issues.
- Other emergency calls and duties as assigned.
- On‑call schedule required: evening, weekend, and/or holiday coverage.
- Maintenance experience in multi‑family housing or related field.
- Familiarity with contract work hours, Safety Standards Acts, OSHA, Department of Labor and Licensing, and applicable federal and state safety standards is highly desirable.
- Some formal training or experience in one or more of the following: carpentry, light plumbing, light electrical, painting, refurbishment and cleaning.
