Reports ToMaintenance Supervisor
PurposePerform or assist in skilled work in HVAC systems and maintenance trades in district buildings, schools and equipment. Work independently or with a small crew engaged in building interior/exterior maintenance and other assigned tasks.
Education & Qualifications- High school diploma or equivalent.
- 2 years experience in maintenance/HVAC or related field.
- Valid Kansas driver’s license.
- Journeyman HVAC licenses.
- EPA licenses.
- Must attend CUE classes to maintain Journeyman license requirements.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of an organization.
- Ability to add, subtract, multiply and divide in all units of measure using whole numbers, common fractions and decimals.
- Ability to define problems, collect data, establish facts and draw valid conclusions.
- Ability to complete performance responsibilities as directed.
- Ability to perform a variety of general maintenance functions and to keep maintenance and inventory records.
- Ability to work independently without direct supervision.
- Ability to work with direct supervision for teaching purposes.
- Perform preventative and predictive maintenance on district facilities.
- Monitor health, safety and security conditions in the building and adjoining grounds and provide for correction or resolution of any concerns or hazards.
- Respond appropriately to emergency situations impacting the health or safety of students, staff and visitors 24 hours on call.
- Attend approved training meetings and seminars to upgrade and maintain job skills and knowledge of regulations and procedures related to maintenance operations.
- Assist and learn how to diagnose and troubleshoot heating and ventilation equipment, pumps, fans, chillers, boilers, dryers, compressors, and other mechanical equipment.
- Assist and learn how to operate building automation systems.
- Assist and learn how to run and weld refrigerant lines and charge new systems.
- Assist and learn how to work on ground source heat pumps.
- Identify and resolve problems in a timely manner; gather and analyze information skillfully.
- Respond promptly and appropriately to emergency situations and/or district needs.
- Develop and implement cost-saving measures; conserve organizational resources.
- Demonstrate accuracy and thoroughness; monitor own work to ensure quality.
- Clean work areas after completion of tasks.
- Perform a predetermined schedule of preventive maintenance on all assigned equipment.
- Pickup and deliver supplies and materials to various locations as required.
- Maintain all necessary documentation, computerized if necessary.
- Instruct grounds personnel in proper and safe operation of all equipment.
- Follow all proper shop operational procedures and safety guidelines.
- Operate all equipment and machinery safely and efficiently; troubleshoot suspected problems or malfunctions.
- Wash exterior and clean interior of district vehicles.
- Maintain high standards of safety and general housekeeping.
- Be on call to assist schools with building emergencies as needed.
- Assist maintenance personnel in team effort as needed on temporary job assignments.
- Other duties as assigned by the Maintenance Supervisor.
- Regularly required to sit; use hands.
- Occasionally required to stand, walk and reach with hands and arms.
- Must regularly lift or move up to 100 pounds.
- Specific vision abilities required: close vision, color vision, peripheral vision, depth perception and ability to adjust focus.

- Regular exposure to moving mechanical parts.
- Occasional exposure to outside weather conditions; extreme cold and extreme heat.
- Noise level in the work environment is usually moderate, but can be loud.
