Position: Commercial Manager – Interior Fit-Out

We are looking for an experienced Commercial Manager – Interior Fit-Out with a strong professional Quantity Surveying (QS) background to lead the commercial and contractual management of our interior fit‑out projects.

The ideal candidate will have progressed from a Quantity Surveyor / Senior Quantity Surveyor into commercial management and have strong hands‑on experience in fit‑out costing, BOQs, contracts, procurement, variations, claims, cost control, valuations, final accounts, and project profitability
.

Key Responsibilities

We are looking for an experienced Commercial Manager – Interior Fit-Out with a strong professional Quantity Surveying (QS) background to lead the commercial and contractual management of our interior fit‑out projects.

The ideal candidate will have progressed from a Quantity Surveyor / Senior Quantity Surveyor into commercial management and have strong hands‑on experience in fit‑out costing, BOQs, contracts, procurement, variations, claims, cost control, valuations, final accounts, and project profitability
.

Key Responsibilities
  • Lead the commercial and Quantity Surveying function across multiple interior fit‑out projects.
  • Prepare and review BOQs, cost estimates, budgets, tender documents, and project cost plans
    .
  • Review quotations and ensure correct pricing, margins, commercial terms, and risk allowances
    .
  • Establish project budgets and monitor budget vs. actual, committed costs, cost‑to‑complete, and forecasted margins
    .
  • Manage variations, change orders, claims, extensions/additional works, and commercial negotiations
    .
  • Prepare and review progress valuations, payment applications, subcontractor payments, and final accounts
    .
  • Manage the commercial aspects of subcontractors, suppliers, and procurement packages
    .
  • Negotiate prices and commercial terms with suppliers and subcontractors.
  • Review client and subcontractor contracts and identify commercial and contractual risks.
  • Ensure variations and additional works are properly documented, priced, approved, and invoiced.
  • Monitor project profitability and take corrective action where costs or margins deviate from budget.
  • Support project teams with contractual and commercial matters throughout project execution.
  • Work closely with Sales, Estimation, Design, Procurement, Projects, and Finance
    .
  • Prepare management reports covering project profitability, cash flow, variations, outstanding payments, cost‑to‑complete, and commercial risks
    .
  • Lead and support the Quantity Surveying / Commercial team
    .
  • Improve commercial procedures, cost-control systems, and approval processes across the company.
Requirements
  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management
    , or a related discipline.
  • Strong professional Quantity Surveying background is essential.
  • Proven career progression from Quantity Surveyor / Senior Quantity Surveyor into Commercial Management is highly preferred.
  • Minimum 8–10 years of relevant experience in construction and/or interior fit‑out.
  • Strong interior fit‑out experience is essential.
  • Experience in luxury residential, villa, hospitality, or high‑end fit‑out projects is highly preferred.
  • Excellent knowledge of BOQs, estimation, cost planning, cost control, variations, claims, valuations, and final accounts
    .
  • Strong understanding of construction and fit‑out contracts and commercial risk management
    .
  • Knowledge of FIDIC and other standard forms of construction contracts is an advantage.
  • Strong supplier and subcontractor negotiation experience.
  • Strong understanding of project margins, cash flow, forecasting, and profitability
    .
  • Advanced Microsoft Excel and commercial reporting skills.
  • Excellent negotiation, communication, analytical, and leadership skills.
  • GCC/Qatar experience is preferred.
