- 1. Requires skill set to evaluate, diagnose, and report on the condition of mechanical systems and equipment.
- 2. Familiarity with BMS, chillers, Cooling towers, pumps, Heatexchanger, AHU, FAHU, MAU, FCU, DX, PAC, VFD, heat recovery system and other mechanical equipment.
- 3. Knowledge about stair case pressurization and smoke management system, Refrigerant system, Split Unit, VRL and package unit
- 4. Ability to identify and diagnose issues in mechanical systems,such as leaks, inefficiencies, or equipment failures.
- 5. Proficiency in using diagnostic tools like flow/CFM testingmeter, pressure gauges, laser alignment, thermometers, and vibration analyzers.
- 6. Experience in inspecting mechanical equipment for wear,corrosion, vibration or performance issues.
- 7. Knowledge of preventive maintenance and predictive maintenance /conditional based maintenance.
- 8. Strong understanding of safety practices related to mechanical systems, including confined space entry, lockout/tagout, and PPE usage.
- 9. Ability to read and interpret mechanical blueprints, pipingdiagrams, and equipment manuals.
- 1. Basic English knowledge and Proficiency in documenting findings,preparing condition reports, and recommending corrective actions.
- 2. Ability to interpret data from mechanical systems (e.g.,pressure readings, temperature logs, flow and energy consumption) to assess performance and condition
- 3. Ability to clearly explain technical issues and recommendations to line supervisor
- 4. Familiarity with facility management software CMMS/CAFM, andtools for data collection and analysis.
- 5. Preparing clear, concise, and accurate condition assessmentreports.
- 1. 5+ years’ experience in FM or Construction Project Commissioning
