Job Description

BMS Operations & Monitoring Continuously monitor and control site-wide BMS graphics platforms (e.g., Honeywell, Johnson Controls, Siemens, Schneider Electric). Track and optimize HVAC systems, including Chillers, AHUs, FCUs, FAHUs, Pumps, VAVs, and cooling towers, to maintain occupant comfort and operational parameters. Monitor energy usage, setpoint schedules, run hours, and trending logs to support sustainability and energy efficiency initiatives. Identify equipment faults, sensor errors, and system deviations, dispatching maintenance technicians immediately for corrective action.

Fire Control Center (FCC) & Life Safety Management Maintain continuous monitoring of the main Fire Alarm Control Panels (FACP), Voice Evacuation Systems, Sprinkler Flow Switches, Fire Pumps, and Smoke Control/Extraction systems. Acknowledge, verify, and log all fire, trouble, supervisory, and fault alarms coming through the main FCC console. Initiate standard emergency response protocols in the event of a fire or life-safety emergency, including activating voice evacuation or coordinating with local civil defense/emergency services.

Monitor life safety equipment interfaces, such as fire damper status, stairwell pressurization fans, gas suppression systems, and elevator recall functions.

Alarm Response & Maintenance Coordination Record, categorize, and log all system alarms, generating digital Work Orders (CAFM/CMMS) for technical teams. Coordinate on-site movement with mechanical, electrical, and fire protection maintenance technicians during routine inspections or emergency breakdowns. Place BMS/Fire loops or zones into test/bypass mode during planned maintenance or contractor activities to prevent false alarms, ensuring system restoration upon completion.

Logging & Reporting Maintain accurate shift logs documenting system alarms, incidents, equipment overrides, status changes, and site activity. Prepare daily, weekly, and monthly operational reports on system uptime, alarm trends, and temperature/humidity compliance. Log energy utility meter readings (electricity, chilled water, water consumption) monitored via BMS/SCADA

Qualifications & Requirements

Education: Diploma, ITI, or Bachelor's Degree in Electrical, Mechanical, Instrumentation, or Control Engineering.
Experience: 3+ years of experience operating BMS and Fire Alarm/FCC systems in high-rise buildings, commercial complexes, or industrial environments.
Technical

Skills:

Hands-on proficiency with major BMS software platforms (Desigo CC, Metasys, EBO, Niagara, Tridium). Working knowledge of Fire Alarm system hardware (Notifier, Simplex, EST, Siemens) and NFPA / local Civil Defense codes. Strong understanding of HVAC cycle, chilled water plants, electrical distribution, and fire suppression systems.
Soft Skills: Quick decision-making under pressure, detail-oriented monitoring skills, clear verbal communication for emergency situations, and proficiency in English (verbal and written).
