Overview
Supervises custodial personnel and manages assigned area of responsibility, including scheduling daily activities, managing leaves, supervising duties, and inspecting areas. Assists in the setup of special events. Ensures personnel exhibit superior workmanship and focus on a quality end product. Follows Standard Operating Procedures (SOPs) to ensure all tasks are accomplished safely. Verifies actual hours worked by personnel to reduce manpower expenditure.
Ensures personnel complete all tasks in accordance with local Environmental, Safety and Health directives. Provides leadership and mentors junior personnel to develop appropriate skillsets. Addresses customer concerns promptly, professionally, and courteously. Uses Computer Maintenance Management System (Maximo) to correctly input data related to maintenance work orders, preventative maintenance inspections, and emergency/urgent customer requests. Ensures personnel accurately capture data on work order requests and preventative inspection forms for upload into Maximo.
- Ensures that all assigned areas are cleaned in accordance with PWS and industry standards (100%)
- Monitors the work of staff responsible for custodial services related to the care, maintenance and cleaning of assigned buildings and facilities (75%)
- Facilitates planning, coordinating, directing and controlling activities performed by custodial and landscaping personnel (75%)
- Performs inventory control and transports supplies to various work sites; monitors the use and care of supplies and equipment (100%)
- Performs routine inspections of assigned areas and evaluates employee work against established standards (75%)
- Directs or performs tasks such as moving or setting up furniture, sand removal, sweeping walkways, bathroom checks, waxing floors, and other miscellaneous cleanup (100%)
- Maintains adequate supplies in utility closets and custodial carts (100%)
- Ensures training needs are met and counsels employees on job performance (100%)
- Develops information, maintains records, and prepares reports such as custodial workloads, service requirements, and employee job performance (75%)
- Performs other duties and assignments as required (50%)
- Education/Certification:
One year related experience may be substituted for one year of education if a degree is required. High school diploma plus vocational training in administrative sciences; associate degree preferred. - Secret Clearance:
Must be able to obtain a Secret Clearance if required. - Experience:
- Requires eight (8) years of custodial experience.
- Requires three (3) years of supervisory experience – custodial field preferred.
- Supervisory Responsibilities:
Will have direct oversight of junior custodians. - Skills:
- Interpersonal skills, dexterity, and problem‑solving ability.
- Communication and interpersonal skills to manage personnel and exceed customer expectations.
- Ability to analyze the operation of various infrastructure systems, determine causes of problems/malfunctions, and take corrective actions as required.
- Knowledge of U.S. Army Safety Guidelines and OSHA Standards.
Must be capable of working in extreme weather conditions with temperatures exceeding 120° Fahrenheit. Indoor and/or outdoor environments in hot, dry, dusty desert conditions with average temperatures ranging from 30° in winter to 130° in summer. Includes industrial production environment conditions. Requires compliance with all fire and safety regulations and posted policies.
Physical RequirementsMedium to heavy work exerting up to 50‑100 pounds of force occasionally, and/or up to 20‑50 pounds of force frequently, and/or up to 10‑20 pounds of force constantly to move objects. Work may require heavy lifting, stooping, climbing, prolonged standing, prolonged sitting, and working in areas where potential exposure to physical, chemical, or biological agents exists. Personal protective equipment (PPE) is required for some situations.
PPE includes, but is not limited to, head, foot, torso, respiratory, vision, and hearing protective devices. Must comply with all fire and safety regulations and posted policies.
