Lead Sales Agent
Reports to:
Sales Manager
The Lead Sales Agent is responsible for all sales within their assigned subdivisions, including but not limited to generating sales and following through to closing; marketing assigned subdivisions to all consumers and cooperating brokers.
Key Responsibilities- Build a rapport with prospective buyers and determine their wants and needs.
- Follow through with all incoming leads and work to transition leads to contracts through the CRM platform.
- Set proper expectations and manage customers’ processes, paperwork, and communication from initial contract through closing.
- Work with the sales manager to determine the number of completed spec homes needed per market based on data from previous years.
- Participate in weekly meetings with the Project Manager to review all home builds, customer concerns, and home closing dates, and communicate any model home or subdivision maintenance requirements.
- Initiate and craft monthly marketing efforts for assigned subdivisions to produce the sales needed to reach goals, stay ahead of the competition, and make homes stand out.
- Maintain model homes and communities to the highest standards.
- Deliver exceptional customer service to prospective buyers and clients.
- Create and maintain positive Realtor relationships throughout the area.
- Conduct daily audits of communities and projects under construction to ensure proper signage is displayed.
- Regularly visit competitor communities and comprehend the landscape for the home market in that area; gather and utilize data in the market to conduct a Competitive Market Analysis and use that analysis to maximize)! success.
- Participate in available training for self‑development and to improve sales techniques.
- Other duties, as assigned.
- Ability to work weekends and/or holiday hours as applicable.
- Excellent communication skills, both verbal and written.
- Professional attitude, appearance, and presentation.
- Adequate computer skills.
- Customer service driven.
- Ability to generate leads from various sources.
- Self‑starter and ability to contribute in a team environment.
- Active Alabama Real Estate License Required.
- 2+ years of experience in the Real Estate, New Home Construction and/or Sales Industry preferred.
