The HVAC Technician – Lead is responsible for the installation, maintenance, and troubleshooting of all heating, cooling, and ventilation equipment at the Dover facility and related properties. Shift is primarily 3:00 PM–11:00 PM.

• Maintain and inspect all HVAC equipment, including filter changes, oiling, greasing, blower wheel inspection, refrigerant charging, and safety testing.
• Conduct quarterly audits and calibrations of all room‑temperature sensors.
• Inspect and test unit wiring, disconnects, relays, and connections.
• Clean and inspect motors, condenser tubes, coils, evaporators, and cooling towers.
• Perform water treatment and ensure proper condensate flow.
• Ensure indoor air quality.
• Maintain daily logs for boiler and chiller plants.
• Utilize associated software for environmental control operations.
• Attend training sessions on facility operations and maintenance.
• Direct tasks for Maintenance Mechanic I & II.
• Communicate effectively with co‑workers, supervisors, and guests.
• Follow all safety protocols, including the STOP program.

• Minimum five (5) years of practical experience with residential and commercial mechanical equipment.
• Knowledge of air‑handling equipment, DX cooling, boilers, chillers, water heaters, pumps, and related HVAC systems.
• Strong communication skills and professional appearance.
• Reliability, punctuality, and ability to work weekends, holidays, and nights.
• Successful background check and license from the DE Lottery.
• Money‑handling skills are preferred.
• Strong planning, organization, and independent work style.
• A desire to set and achieve high performance standards.
• Continuous learning and detail‑oriented work assignments.

• Obtain and maintain a Delaware service license.

• Constant bending, turning, lifting, leaning, and stretching.
• Capacity to lift up to 50 lbs.

• Work in all areas of the facility and surrounding properties in all weather conditions.
• Perform additional duties as assigned.
