Responsibilities
- Supervise day‑to‑day civil and structural works at site including formwork, rebar, concrete pours, blockwork, masonry, waterproofing, screeding and substructure works.
- Supervise architectural works at site including blockwork, plastering, gypsum and ceiling works, joinery, doors, ironmongery, façade interface, internal and external finishes.
- Supervise interior fit‑out works including tiling, flooring, wall finishes, kitchen and wardrobe fit‑out, sanitary fixtures, paint and final finishing trades up to handover quality.
- Coordinate and witness MEP works at site including conduiting, sleeves, embedded items, first‑fix and second‑fix, AHU and FCU installations, plumbing, drainage, fire‑fighting, ELV and electrical termination, testing and commissioning.
- Verify setting‑out, reduced levels, alignments, dimensions and as‑built records against IFC drawings before authorising progress.
- Inspect and approve materials at site delivery, verify against approved submittals, manufacturer documents, batch records and storage conditions.
- Witness and verify key activities including concrete pours, rebar fixing, post‑tensioning where applicable, waterproofing, dewatering, mock‑ups, cube tests, slump tests, pile load tests and NDT.
- Issue and track Inspection Requests (IRs) and Non‑Conformance Reports (NCRs), drive close‑out with the contractor and consultant.
- Review IFC drawings, shop drawings and method statements, raise RFIs and resolve site queries with the consultant in a timely manner.
- Coordinate civil, MEP, façade, interior and architectural sub‑contractors at site, resolve clashes before they hit execution.
- Verify works against BOQ and approved drawings before any payment certification and monitor progress against the baseline programme using Primavera P6/ MS Project to flag slippages early.
- Enforce HSE on site including PPE compliance, scaffold inspections, hot‑work permits, lift plans, confined‑space and working‑at‑height controls.
- Ensure works comply with Dubai Municipality applicable BS, ACI codes and consultant specifications; support material approvals, mock‑ups, sample submittals and witness testing such as cube tests and NDT.
- Maintain daily site diaries, progress photographs and weekly progress reports for management; support snagging, des‑nagging and handover to the QC and handover team.
- Travel between Flora Shore, Dubai Islands and Skyon, Dubai South as the programme requires.
- Bachelor’s degree in Civil Engineering, attested as per UAE MoFA requirements.
- Minimum 5 to 6 years of site engineering and site supervision experience on building construction projects, ideally including hands‑on supervision of civil, architectural, interior and MEP trades.
- Proven track record on G+ residential or mixed‑use towers, from substructure through to superstructure, finishes and handover.
- Working knowledge of Dubai Municipality regulations, BS standards and ACI codes; familiarity with Trakhees and Dubai South authority requirements is a plus.
- Proficient in AutoCAD, Primavera P6 and/or MS Project, and MS Office. Revit/BIM exposure is an advantage.
- Society of Engineers UAE (SOE) registration in place or actively in process.
- Valid UAE driving licence (mandatory; the role requires inter‑site travel).
- Strong written and spoken English. Arabic, Hindi or Malayalam is an advantage on site.
- Prior developer‑side experience, representing the client on site rather than purely contractor‑side.
- Exposure to coastal or marine‑influence sites, relevant for Flora Shore on Dubai Islands.
- Familiarity with FIDIC contract administration basics and variation/claim documentation.
- Experience with handover to a sales/brokerage team and snagging at unit level.
