Senior Quantity Surveyor

We are seeking an experienced Senior Quantity Surveyor to manage both pre-contract and post-contract commercial functions for high-end interior fit-out projects in Dubai. The role requires strong expertise in cost management, procurement, contract administration, and financial control throughout the project lifecycle.
Key Responsibilities- Prepare detailed cost estimates, budgets, and BOQs for fit-out projects (commercial, retail, hospitality, residential).
- Review drawings, specifications, and scope documents to ensure accurate pricing.
- Conduct value engineering and cost optimization strategies.
- Manage tendering process
, including preparing tender documents, analyzing bids, and recommending subcontractors. - Perform market analysis and benchmarking of material and labor costs in UAE.
- Support business development with feasibility studies and cost advice
. - Administer contracts in accordance with FIDIC and UAE standard practices
. - Prepare and manage interim valuations, payment certificates, and cash flow forecasts
. - Monitor project costs, track budgets, and report cost variances.
- Evaluate and negotiate variations, claims, and change orders
. - Prepare final accounts and ensure timely project closure.
- Maintain proper documentation of all commercial correspondences and contracts.
- Lead procurement of subcontractors and suppliers for specialized fit-out packages (joinery, MEP, finishes, FF&E).
- Negotiate pricing and terms to achieve cost efficiency.
- Manage subcontractor performance, payments, and contract compliance.
- Ensure alignment with project timelines, quality, and cost targets.
- Liaise with clients, consultants, project managers, and suppliers.
- Provide commercial insights and financial reports to senior management.
- Support project delivery teams in resolving contractual and financial issues.
- Bachelor’s Degree in Quantity Surveying / Civil Engineering / Construction Management
. - Minimum 8–12 years of experience
, with strong exposure to fit-out projects in UAE
. - Proven experience handling both pre-contract and post-contract roles
. - Strong knowledge of Dubai market rates, suppliers, and subcontractors
. - Familiarity with FIDIC contracts and UAE construction laws
. - Proficiency in costing software, Excel, and AutoCAD (preferred).
- Excellent negotiation, analytical, and communication skills.
- Membership with RICS (MRICS) or equivalent is an advantage.
- Experience in high-end or fast-track fit-out projects.
- Strong network within UAE fit-out industry.
