Senior Quantity Surveyor

We are seeking an experienced Senior Quantity Surveyor to manage both pre-contract and post-contract commercial functions for high-end interior fit-out projects in Dubai. The role requires strong expertise in cost management, procurement, contract administration, and financial control throughout the project lifecycle.

• Prepare detailed cost estimates, budgets, and BOQs for fit-out projects (commercial, retail, hospitality, residential).
• Review drawings, specifications, and scope documents to ensure accurate pricing.
• Conduct value engineering and cost optimization strategies.
• Manage tendering process
  , including preparing tender documents, analyzing bids, and recommending subcontractors.
• Perform market analysis and benchmarking of material and labor costs in UAE.
• Support business development with feasibility studies and cost advice

• Administer contracts in accordance with FIDIC and UAE standard practices
  .
• Prepare and manage interim valuations, payment certificates, and cash flow forecasts
  .
• Monitor project costs, track budgets, and report cost variances.
• Evaluate and negotiate variations, claims, and change orders
  .
• Prepare final accounts and ensure timely project closure.
• Maintain proper documentation of all commercial correspondences and contracts.
• Lead procurement of subcontractors and suppliers for specialized fit-out packages (joinery, MEP, finishes, FF&E).
• Negotiate pricing and terms to achieve cost efficiency.
• Manage subcontractor performance, payments, and contract compliance.
• Ensure alignment with project timelines, quality, and cost targets.
• Liaise with clients, consultants, project managers, and suppliers.
• Provide commercial insights and financial reports to senior management.
• Support project delivery teams in resolving contractual and financial issues.

• Bachelor’s Degree in Quantity Surveying / Civil Engineering / Construction Management

• Minimum 8–12 years of experience
  , with strong exposure to fit-out projects in UAE
  .
• Proven experience handling both pre-contract and post-contract roles
  .
• Strong knowledge of Dubai market rates, suppliers, and subcontractors
  .
• Familiarity with FIDIC contracts and UAE construction laws
  .
• Proficiency in costing software, Excel, and AutoCAD (preferred).
• Excellent negotiation, analytical, and communication skills.

• Membership with RICS (MRICS) or equivalent is an advantage.
• Experience in high-end or fast-track fit-out projects.
• Strong network within UAE fit-out industry.
