Facility Manager Job Description
- Administer current facilities to determine their state and create reports that show the condition, deficiencies found, designs required for repairs and expected repair costs.
- Maintain all electro-mechanical equipment, such as elevators, LV/HT panels, HVAC, plumbing, DG, UPS, and chillers, among other things.
- Close non-compliance of SEWA, civil defense observations.
- Carry out tests, commissioning, handing over the entire mechanical system, keep track of material and labor inventories, generate MEP drawings and as-built, design duct systems and do calculations for various HVAC installations.
- Direct the development of best practices for all facilities and process equipment (HVAC, Chiller, DG, Lifts, UPS & Panel) and predictive & preventative maintenance programs.
- Ensure SEWA/Sharjah Municipality/Civil defense audit compliance.
- Conduct firefighting training and manage appliance maintenance contracts.
- Maintain AMC/CMC of electrical assets, MEP & equipment – AMC/CMC of firefighting system.
- perform environmental testing (air & water).
- Manage safety & security.
- Oversee housekeeping & transportation.
- Consult with architects, engineers, owners and contractors regarding preliminary layout, construction procedures and code requirements that apply to building projects.
- Monitor & coordinate all facilities-related work for recent projects together with Corporate Project Department.
- Manage vendors: assess their quality, select and maintain excellent relationships.
- Accept vendor quotations, negotiate cost savings and obtain clearance from General Manager and Finance before finalization.
- Coordinate with vendors, civil contractors, electrical & HVAC contractors; send daily/weekly/monthly project progress reports to GM – Project; check BOQ’s & vendor bills.
- Monitor new project timeline, costing, site preparation, product selection, installation transition.
- Administer facilities management, housekeeping, safety & security, including new project transition management, spare procurement and manpower issues.
- Track AMC/warranty/defect liability period of HVAC, DG, contracts and maintenance calls.
- Maintain quality across all services such as HVAC, Electrical, Carpentry, Plumbing, Civil and Housekeeping, Security.
- Negotiate rent with landlord for tenancy registration for all entities.
- Before placing orders, obtain finance department clearance for any LPO.
- Ensure seamless operation by closely collaborating with center managers, coworkers and vendors.
- Complete additional tasks as directed by the GM and HRM.
- Attend client‑contractor meetings and resolve client‑engineering & project‑management issues.
- Supervise the facilities staff (Electrician, AC technician and facilities coordinators).
- Submit a weekly report on clinic visits and allocated tasks to the General Manager.
- B.E / Graduate Engineer
- 5 to 10 years’ experience in the relevant field.
- Management skills, interpersonal skills, time management, knowledge of equipment and maintenance.
- Analytical skills.
- Good English spoken and written;
Arabic language advantageous, desirable but not essential.
