Role Overview:
The job holder will oversee the operations for general civil maintenance of residential and commercial properties. Responsibilities include estimating, planning, scheduling, and executing building maintenance activities such as Annual Maintenance Contracts (AMCs), apartment renovations, office renovations, and various other maintenance tasks.
- Planning and Execution
- Control, plan, and execute casual jobs, Planned Preventive Maintenance (PPM), and Corrective/Reactive Maintenance (CM/RM) for all civil maintenance works in a timely and scheduled manner.
- Prepare estimations and quotations for various civil works.
- Develop work schedules and permits in compliance with company SOPs.
- Supervise on‑site work execution to ensure quality and safety.
- Perform resource planning for labor and materials to ensure timely completion of works according to submitted schedules.
- Conduct daily site inspections to ensure work quality and adherence to standards, providing expert advice to the team.
- Prepare and submit all work completion reports, obtaining client acknowledgment.
- Submit invoices to clients with supporting documents.
- Manage Corrective/Reactive and Planned Preventive Maintenance.
- Conduct site inspections and condition assessments of assets, assessing HSE (Health, Safety, and Environment) and operational risks, and report findings.
- Identify critical systems, services, and assets, ensuring contingency plans are in place to avoid downtime and service disruptions.
- Prepare contract‑specific PPM procedures, schedules, and resource planning.
- Develop method statements, risk assessments, and PPM task sheets.
- Tally and close all planned PPM work orders monthly.
- Execute corrective and reactive maintenance efficiently, achieving agreed SLAs (Service Level Agreements) and KPIs (Key Performance Indicators).
- Handle escalations, emergencies, and resolve customer complaints, preparing technical reports.
- Track, update, and close all CRM work orders daily.
- Calibrate tools, tackles, and safety devices.
- Schedule, coordinate, and oversee subcontractor maintenance contracts.
- Generate revenue from repair, replacement, and refurbishment/retrofit works, achieving set targets.
- Conduct conditional assessments of assets, identifying those needing replacement based on aging and performance, and submit reports to customers.
- Prepare cost estimates and proposals for repair, replacement, and refurbishment, following up with clients for approvals.
- Execute casual jobs efficiently within budget, ensuring profitability.
- Submit customer invoices on time and liaise with clients to resolve payment issues.
- Foster the development of a customer‑focused service, promoting a positive corporate image, and maintaining strong working relationships with clients and their representatives.
- Enhance customer satisfaction by meeting or exceeding customer requirements, SLAs, and KPIs.
- Regularly meet and report to clients to maintain effective communication and rapport with clients and their teams.
- Contribute to the creation of safe work systems and the development of a quality management system by ensuring compliance with relevant safety standards in all work practices.
- Implement measures to protect personal safety and well‑being, ensuring that actions do not jeopardize the safety of others.
- Execute all HSE policies, safe operating procedures, and safe work instructions (toolbox talks) to prevent potential incidents.
- Ensure the team has the appropriate tools, tackles, spare parts, and consumables, and that these tools are properly calibrated.
- Ensure timely closure of HSE action reports and Non‑Conformance Reports (NCRs).
- Proficiency in preparing method statements, risk assessments, and work permits for various maintenance activities.
- Ability to understand and execute corrective and reactive maintenance tasks based on priorities, achieving SLAs and KPIs.
- Expertise in reviewing service reports, investigating complaints, conducting teardown inspections, analyzing complaint statistics, and recommending corrective actions to prevent recurrence.
- Competence in handling emergency breakdowns and planned shutdowns through effective planning and resource mobilization.
- Skill in planning resources according to work schedules and achieving 100% compliance in work certificates.
- Bachelor’s degree in Civil Engineering.
- Over 7 years of experience in the facilities management (FM) or maintenance industry.
- Possession of a valid UAE driving license.
