• Total Lifts: 2 nos. (All Passenger Elevators)
• Brand:

• Number of Stops: 17 Stops (B2 + G + 14)

• Non-Comprehensive Contract – All replacement parts, major components, and consumables are excluded from the AMC fee and will be charged separately upon client approval.
• Vendor shall maintain reasonable availability of critical OEM parts for emergency replacement.

Preventive Maintenance:
Monthly (12 times/year).

Annual Services:

• Pit cleaning and shaft top cleaning (once annually).
• Periodic Safety Inspection (Yearly).

• Priority 1 – Emergency:
  Immediately (within 1 hour).
• Priority 2 – Urgent:
  Within 2 hours.
• Priority 3 – Expedited:
  Within 8 hours.
• Priority 4 – Scheduled:
  Within 24 hours.
• Remote/phone support to FM/security team must be provided immediately if required.

• Inside the Car:
  • Check door operation and restrictor.
• Outside the Car:
  • Inspect landing doors, panels, hall buttons, interlocks, and fireman’s service.
• Machine Room:
  • Inspect drive unit, traction equipment, control panel, brake, governor.
  • Check oil levels, lubricate components, verify electrical panels.
• Top of Car:
  • Test stop switches, inspection stations, rollers, guide rails, traveling cables.
  • Inspect door operator and hoistway condition.
• Pit:
  • Inspect stop switches, pit lighting, spring buffers, safety devices, sump pump.
  • Clean pit area.

• All works in line with Schindler Safety Standards, EN81, DCD, and local regulations.
• Technicians must be OEM-certified and in PPE.
• Work area must be cordoned with safety signage and left clean.
• Vendor bears full liability for worker safety during contract execution.

• Monthly preventive maintenance reports.
• Annual condition survey and compliance certification.
• Immediate reporting of unsafe conditions requiring client’s action.
