Assets Covered- RCC Water Tank — Basement Level 2 — Approx. 80,000 USG capacity
- GRP Water Tank — Roof Level — Approx. 12,000 USG capacity
Total number of tanks: 2 Nos
Service Frequency- Cleaning and disinfection shall be carried out half-yearly (two times per year) for all listed tanks.
- Schedule shall be coordinated with the building management to ensure uninterrupted water supply.
- Coordinate shutdown and isolation with FM team.
- Arrange permits, confined space entry compliance, and safe access.
- Drain tanks and manage disposal as per regulations.
- Manual cleaning of internal surfaces (walls, floor, ceiling, ladders, fittings).
- Removal of sludge, sediments, and contaminants.
- Cleaning of internal accessories and strainers.
- Apply municipality-approved disinfectant suitable for potable water systems.
- Maintain required contact time and dosage.
- Final flushing and safe refilling procedures.
- Inspect tank condition and highlight any defects such as leaks, corrosion, or damage.
- Report observations to HOAM/FM team.
- Follow UAE HSE requirements and confined space procedures.
- Provide trained manpower and PPE.
- Use approved chemicals only.
- All chemicals, disinfectants, consumables, tools, equipment, access arrangements, and manpower required to perform the services shall be included.

- Coordinate with HOAM/FM for access, isolation, and scheduling.
- Provide advance notice before each service.
- Hygiene services shall be carried out in accordance with HS (G) 70 guidelines for the prevention of Legionella and in compliance with applicable UAE regulations.
- Tanks shall be cleaned and disinfected as per Dubai Municipality standards using Municipality-approved and environmentally acceptable chemicals.
- Cleaning and disinfection certificate shall be issued after each service and shall be valid for six (6) months.
- Service report shall be submitted within seven (7) working days after completion of works.
- Report shall include before and after photographs, details of work performed, observations, and recommendations highlighting any defects or maintenance concerns.
- Vendor must coordinate service schedule with HOAM/FM team to avoid disruption to water supply.
- Vendor must carry out site inspection prior to submission of proposal; proposals submitted without site visit may not be considered.
- Any defects observed during cleaning shall be reported to HOAM for further action.
- The selected contractor shall proactively plan and schedule all water tank cleaning services in line with the required frequency and certificate validity. The contractor shall not wait for reminders or follow-ups from HOAM or FM team and must ensure inspections and cleaning activities are arranged in advance prior to expiry of existing compliance or hygiene certificates.
- The contractor shall ensure timely submission of cleaning and disinfection certificates, service reports, and supporting documentation immediately after completion of each service. Certificates must clearly indicate tank identification, service date, validity period, and confirmation of compliance with applicable Municipality requirements. Any delay in submission shall be considered non-compliance.
- Isolate, drain, and prepare tanks in coordination with FM team.
- Remove sludge, sediment, algae, and contaminants from tanks.
- Mechanically clean internal surfaces including walls, floor, ceiling, access ladders, and fittings.
- Clean inlet/outlet connections and accessible internal components.
- Chemically clean and disinfect tanks to eliminate bacteria, mold, and biofilm.
- Apply disinfectant by spraying or approved method ensuring adequate contact time.
- Thoroughly rinse tanks with clean water and prepare for refilling.
- Conduct visual inspection of tank condition and report any signs of damage, leakage, or corrosion.
- Reinstate system safely and ensure area is cleaned after completion.
- Contractor shall comply with all HSE requirements including confined space entry procedures, risk assessments, and method statements.
- Workforce shall be provided with appropriate PPE including uniforms, gloves, masks, and safety equipment.
- Work area shall be barricaded with warning signage during execution.
- Contractor shall be responsible for safety of personnel and protection of property during works.
- All waste generated shall be removed and disposed of as per regulations.
