- FM Supervisor – Shared resource – 1 no
- Multi Technician – Full time – 1 no
Working Schedule – 6 days per week – 12 hours per day. The Contractor shall ensure uninterrupted service delivery with the above manpower.
Scope of Work – Cleaning- Cleaners – Full time – 3 nos.
Working Schedule – 7 days per week – 12 hours per day.
Service Delivery- Routine inspection and maintenance of building systems within landlord areas.
- Daily housekeeping of common areas.
- Coordination with Building Management for service requests.
- Cleaning and hygiene consumables included.
- Spare parts and materials for MEP systems shall be chargeable upon approval.
- Contractor shall maintain basic consumables for routine services.
The Contractor shall carry out a detailed condition survey within sixty (60) days from contract commencement and submit a report highlighting deficiencies, observations, and recommended corrective actions. Any rectification works shall be subject to approval.
Scope of Cleaning Services- Cleaning of lobby, corridors, and common areas.
- Cleaning of lifts, entrances, and glass.
- Waste collection and disposal.
- Cleaning of garbage rooms.
- Staircase cleaning.
- Cleaning of common washrooms.
- General housekeeping.
- Deep cleaning as required.
- High-level dusting.
- Floor scrubbing.
- Inspection of electrical, plumbing, and mechanical systems within common areas.
- Minor repairs and adjustments.
- Monitoring of building equipment.
- Attending breakdown complaints.
- Coordination with specialist contractors.
- Maintain lighting and distribution boards.
- Monitor operations and respond to faults.
- Inspect pumps, piping, and valves.
- Attend leaks and blockages.
- Routine equipment checks and minor servicing.

Performance shall be reviewed periodically.
Shared Resources ClarificationWhere supervision is shared, the Contractor shall ensure service delivery at the Building is not compromised.
Subcontracting RestrictionNo subcontracting without prior written approval from HOAM.
Contractor ResponsibilityContractor remains fully responsible for personnel performance and safety.
Reporting Requirements- Monthly reports
- Maintenance logs
- Cleaning checklists
- Incident reports
Provide PPE and maintain safe working procedures.
Practical Operational Clauses Service Request & TrackingThe Contractor shall coordinate with Building Management and follow designated procedures for logging, tracking, and updating service requests.
Snag Reporting & Technical SubmissionsThe Contractor shall ensure that all snags, observations, and technical reports are recorded and submitted through ISKAAN with complete details, including a clear description of the issue, technical assessment, identified root cause, recommended corrective action, supporting documentation, and relevant photographs. Reports must be properly documented and comprehensive. Handwritten reports or submissions outside the designated system shall not be accepted or processed by Building Management.
Incomplete submissions may be returned without review or action until all required information is provided.
No additional works outside routine maintenance shall be carried out without prior approval.
Service ContinuityContractor shall maintain uninterrupted service during leave or absence.
Audit PreparednessThe Contractor shall maintain complete and up-to-date records of maintenance activities, compliance documents, checklists, service reports, and condition survey findings. HOAM or relevant authorities may conduct inspections or building condition audits at any time, and the Contractor shall ensure readiness to provide all required documentation.
