Scope of Work Spare Parts
  • Requirements during the tenure shall be quoted separately with the best quality and competitive market rate.
  • Maintain a reasonable inventory of essential spare parts for maintenance and services falling within the scope of services.
  • PPM consumables shall be included in the service.
Service Frequency
  • Monthly – 12 times Year
Emergency Response
  • Priority 1 – Emergency:
    Immediately (Within 1 hour) – Poses a threat of personal injury, equipment damage, or serious disruption of operations.
  • Priority 2 – Urgent:
    Within 2 hours – Something that is not classified as urgent but needs to be resolved speedily e.g. a situation that reflects poorly on the Client.
  • Priority 3 – Expedited: 8 Hours – Non‑urgent to operations. Date scheduled, chargeable works requiring prior client approval.
  • Priority 4 – Scheduled: 24 Hours – Non‑urgent to operations. Date scheduled, chargeable works requiring prior client approval.
Scope of Work Details
  • Inspect the benches and floors for loose flats, fasteners, rough spots, cracks, or broken areas as these could tend to cause injuries to users.
  • Check the control and heaters as often as possible. Inspect for any broken stones, high limit cut‑off switch, timers, any thermostat not operating properly, or any loose knobs.
  • Inspect the safeguard fence of the heater. Make sure the safeguard fence is in good and sturdy condition for use.
  • Check for loose or frayed wires, electrical shorts, properly functioning high limit switch, any burnt out heating elements and thermostats.
  • Check Control Panel functions and ensure the system is working properly.
  • Check Lighting and seating (wood condition).
  • Check ventilations are proper and make sure to check the door hinges and handles as often as possible and repair any broken ones or tighten the loosened ones. Apply oil on the hinges regularly to avoid them becoming stiff or rusted.
  • Disinfect the drains, ventilation and grates frequently to remove any form of mold and prevent bacteria or pathogens.
  • Take off dirt and debris from motors, vents and circuit boards.
  • Check the heater system and ensure the system is working in a healthy condition.
  • Technical assistance via phone calls shall be provided to the building security or FM team immediately if required.
Safety Policy
  • Workforce shall be provided with a proper uniform, hand gloves, face mask, and other safety equipment to be used while duty.
  • The vendor is solely responsible for any liability that may arise due to the injury sustained to its employees during their work under this agreement.
