Façade Cladding Sealant Replacement and Waterproofing Works at Tower Units
During recent rainfall, water leakage was observed across multiple units within the tower. A detailed inspection identified that the primary cause of the leakage is gaps in the façade cladding system. Over time, prolonged exposure to extreme weather conditions has caused the existing sealant applied to the façade cladding to deteriorate and become damaged, allowing rainwater to penetrate through the façade and seep into the affected units.
The leakage has impacted two categories of units. The newly affected office units are 406, 903, 910, 1103, 604, 1105 and 104. In addition, a number of previously rectified office units, namely 106, 108, 110, 202, 401, 601, 702, 801-2, 801-3, 801-4, 802-4, 1006, 1206 and 1208, which were attended to in December 2024 and remain within their two-year warranty period, have experienced a recurrence of water leakage from the façade.
The reoccurrence of leakage in the previously rectified units indicates that the earlier intervention may not have fully resolved the underlying issue, or that a broader deficiency exists within the façade system as a whole. Continued water ingress presents a risk of further damage to property and ongoing inconvenience to building occupants, making prompt corrective action essential.
Scope of WorkFull inspection of the façade cladding system across all newly affected and previously rectified units to identify all active leakage points and assess the overall condition of existing sealant.
Removal of all deteriorated and damaged sealant from affected façade joints, gaps and cladding interfaces, followed by thorough surface cleaning and preparation.
Supply and application of high quality waterproofing sealant across all affected areas to establish a durable and weather resistant seal against future water ingress.
Review and corrective action for all previously rectified units currently within the two-year warranty period, ensuring recurring leakage is fully resolved under the applicable warranty terms.
Post-completion verification of all treated areas to confirm that all leakage points have been effectively sealed and works meet the required standard.
Full site clearance upon completion of all works prior to formal handover.
