Apt Resources is seeking a Property Manager for our client in the real estate and property management sector in Dubai. The ideal candidate will drive portfolio growth while ensuring smooth day to day management of residential and mixed use properties.

Key Responsibilities Business Development and Client Acquisition
  • Proactively source and secure new property management agreements from landlords and investors
  • Build and maintain a strong pipeline through networking, referrals, and market outreach
  • Conduct client meetings, presentations, and service pitches
  • Develop relationships with developers, brokers, and referral partners
  • Support revenue growth and portfolio expansion initiatives
  • Contribute to marketing initiatives and brand positioning
Client Relations and Stakeholder Management
  • Act as the main point of contact for landlords and investors
  • Provide regular portfolio performance updates and market insights
  • Handle tenant disputes and resolve issues professionally
  • Respond promptly to landlord and tenant inquiries
  • Maintain high client retention through service excellence
Portfolio and Asset Management
  • Manage a portfolio of residential and mixed use properties
  • Oversee tenant onboarding, lease documentation, renewals, and handovers
  • Manage tenancy renewals in line with regulatory requirements
  • Monitor occupancy levels, rental performance, and asset value
  • Ensure smooth move in and move out processes with proper inspections
Regulatory Compliance
  • Ensure compliance with relevant property regulations and authorities
  • Follow applicable real estate regulatory guidelines
  • Stay updated on regulatory changes and advise landlords accordingly
Maintenance and Operations
  • Coordinate preventive and corrective maintenance activities
  • Manage contractors and facilities management providers
  • Monitor service charge budgets where applicable
  • Ensure compliance with health and safety standards
  • Approve contractor invoices and manage operating budgets
Financial Management
  • Oversee rent collection and arrears follow up
  • Prepare monthly financial and performance reports
  • Monitor landlord expenses
  • Provide rental market analysis and pricing recommendations
Qualifications
  • Strong verbal and written communication
  • Professional handling of tenant concerns
  • Strong negotiation skills
  • Ability to manage multiple properties
  • Excellent time management and record keeping
  • Experience with property management software
  • Proficiency in Microsoft Excel and online listing platforms
