As the Sales & Relationship Manager - Exclusive Projects, you will own broker-channel sales and demand generation for Land Sterling's exclusive projects, managing listings and marketing activity, and driving end-to-end conversion through to sales purchase agreement (SPA). You will be the day-to-day commercial lead across assigned mandates, mobilising partner agencies, maintaining inventory and pipeline governance, and reporting performance to the Associate Director - Exclusive Projects.
Key Responsibilities- Own sales execution for Land Sterling's exclusive project portfolio, delivering agreed sales velocity, revenue and conversion targets.
- Build and maintain a high-performing network of partner agencies and top-producing brokers across Dubai (and wider UAE as required).
- Plan and deliver regular broker briefings, product trainings, site tours and seminars to activate the market and keep partners current.
- Maintain a broker engagement plan to increase productivity and repeat business.
- Manage day-to-day broker enquiries and relationship management, ensuring fast, accurate responses on availability, pricing, payment plans and process.
- Manage the end-to-end sales funnel from lead/EOI to reservation and SPA, coordinating with Developer Sales Admin to ensure smooth execution.
- Proactively convert inbound enquiries (portals, digital campaigns and events) and route leads appropriately to maximise booking conversion.
- Manage the listing process for exclusive projects, ensuring all listings are accurate, compliant and aligned to approved messaging and pricing.
- Maintain live inventory control: availability updates, unit reservations, releases and hold management in line with agreed governance.
- Work closely with Marketing to execute campaigns, optimise listings, produce broker toolkits and support launch/activation events.
- Ensure all brokers are equipped with up-to-date collateral (fact sheets, FAQs, objection handling, unit mixes, payment plan and timelines).
- Track and manage broker registrations and lead-protection rules to minimise duplication.
- Negotiate and close complex/high-value deals; support brokers and buyers through to SPA.
- Maintain high customer and broker satisfaction; resolve escalations quickly and professionally.
- Monitor partner performance; maintain a broker leader board and prioritise high-converting channels.
- Use CRM to manage pipeline, track activity and forecast results; maintain data accuracy.
- Prepare weekly/monthly reports covering pipeline, bookings, conversions, channel and campaign performance.
- Provide market intelligence to the Associate Director - Exclusive Projects (sentiment, competition and pricing).
- Ensure compliance with UAE real estate regulations, RERA/land department requirements and AML/KYC policies.
- Coordinate documentation and booking packs.
- Represent Land Sterling at industry events to support broker engagement and brand presence.
- Support the exclusive project pipeline through relationships and market intelligence (with leadership).
- Improve sales templates, reporting and playbooks to scale delivery across multiple mandates.
- 5+ years' UAE real estate sales experience (off-plan, developer sales and broker-channel), with 2+ years in a senior sales role.
- Track record delivering targets on exclusive mandates / master agency projects, with a strong broker network in Dubai/UAE.
- Strong understanding of UAE regulations and transactions (including documentation and AML/KYC) and high proficiency in CRM.
