Job DescriptionWe are seeking a proactive and resourceful Senior Consultant to join our dynamic Real Estate Advisory team. You will help clients think strategically about how their buildings could be used to transform the way they work. This may involve: engaging key decision‑makers to understand strategy, using data for cutting‑edge analysis of real estate portfolios, and developing robust business cases to unlock critical funding opportunities.
You will think on your feet, resolve complex problems, and maintain excellent attention to detail. Each project is unique, with its own challenges and goals.
Our Real Estate Advisory team works nationwide across health, education, defence, local government, central government, and commercial sectors, helping senior leaders and strategic teams unlock the potential of real estate assets. We provide strategic vision, transformations, and long‑term resilience through Estate Strategies, Business Cases, Asset Management, and Workplace Consulting. You will work across multiple sectors and service lines to gain a holistic understanding of our work.
Responsibilities- Collaborate and solve problems: work closely with clients to understand requirements and develop tailored real estate solutions.
- Research and analysis: conduct in‑depth research and analysis (e.g., feasibility studies) to support business cases and estate solutions.
- Industry expertise: advise clients on the latest real estate and sector industry trends.
- Lead and inspire: guide multidisciplinary project teams to deliver high‑quality, influential solutions on time and within budget.
- Business generation: develop and maintain strong relationships with key stakeholders across Scotland, identify new opportunities, and prepare compelling proposals.
- Excellent analytical, problem‑solving and decision‑making skills, able to convey complex information to diverse stakeholders.
- Proactive, dynamic, and collaborative self‑starter.
- Confident and credible in a client‑facing environment.
- Persuasive and influential, not afraid to challenge, debate and influence key decisions.
- Flexible and adaptable to changing project requirements.
- Self‑motivated with excellent time‑management skills.
- Strong organisational skills, able to manage objectives and resources to meet commercial requirements.
- In‑depth knowledge of the UK Real Estate industry.
- 2–5 years’ experience in a consultancy and/or client‑side environment.
- Proven experience authoring strategic documentation, including Business Cases and/or Estate Strategies for real‑estate change and investment.
- Knowledge of the HM Treasury Green Book 5‑Case Model.
- Knowledge of, and track‑record within, at least one of the following industries – Defence, Local Government, Central Government, Healthcare, Education, Commercial – including an understanding of relevant legislation, policies and procurement.
- Effective communicator who listens and understands client needs.
- Relevant industry qualification or degree in Real Estate, Construction Management, Surveying or similar.
- Security Clearance (SC) or willingness to attain clearance.
- Demonstrable leadership abilities and experience managing teams and delivering projects on time and within budget.
- Financially literate, with the ability to conduct financial analysis and appraise investment options.
- Proficient at using tools such as Excel and Power BI for data analysis.
- Understanding of benefits management.
