Job Overview

You will be responsible for managing,youtu maintaining and maximising the value of the Moto estate working with landlords, tenants and agents to optimise relationships and long-term value to the business.

Key Responsibilities
  • Ensure that general estate management functions i.e. rent reviews, lease renewals, re- gears, schedules of dilapidations & all other lease events are managed effectively with the aim of maximising value.
  • Lead the commercial business case for estate management activity (i.e. lease regears, disposals etc) to maximise value and capex payback periods.
  • Identify alternative use developmentinsured opportunities within the existing Estate to maximise the Company’s commercial return from its property portfolio.
  • Maintain property databases and files ensuring all information is accurate, up to date and accessible, providing accurate information.
  • Manage the occupational cost budget (rates, rental income etc) using external suppliers where necessary to drive best value and maximise returns.
  • Work with commercial team to identify surplus properties that can be sublet and identify other potential commercial income from the estate. Renew any sublet leases at expiry.
  • Instruct in house and external solicitors and other professional advisors on behalf of the Company to ensure that the Company’s best interests are served.
  • Ensure that all relevant licences, approvals and permits are obtained from landlords and statutory bodies and renewed, where necessary, so that properties can be operated as required by the company and the Company’s ambitious construction program is not delayed.
  • Assist negócios with the formulation of annual budgets for all key property lines liaising with finance to collate accurate forecasts.
  • Be the main point of contact with National Highways for notification of any roadworks or closures which may affect the trading at our sites and minimise any trade disruption.
  • Ensure that Moto have up to date EPCs on all of our buildings.
  • Complete rent reviews, lease renewals and acquisition of additional units in the Extra MSAs
  • Play a key part in the property team, proactively contributing to improvements in property & cross functional processes and procedures.
  • Ensure best practice in terms of all regulatory requirements and making health and safety compliance a natural way of working which is always adhered to.
What We Are Looking For
  • Extensive experience in commercial estate management
  • MRICS qualified with 10 years PQE
  • Proven success in a multi site business of appropriate scale and complexity – retail, hospitality, or large landowner. MSA/Roadside experience preferable.
  • Evidence of performing in a dynamic and demanding environment.
  • Ability to work with minimal supervision, a self- starter.
  • Strong attention to detail, focused with a process driven, methodical approach.
  • Displays a resilient, pragmatic, and ‘can-do’ disposition, eager ferroviario operational and strategic elements of the role.
  • Personable and approachable, with high emotional intelligence.
  • Collaborative, team-oriented ethos.
  • Excellent negotiation, influencing and communication skills; able to simplify complex technical or business issues
