Gilmartins is a growing property maintenance contractor delivering responsive repairs, voids and planned works for housing providers across multiple regions.
We are looking for a driven, organised and proactive Disrepair Manager to lead the operational delivery of disrepair and complex repair cases across our contracts.
Disrepair cases are high profile and time critical. We are looking for someone who understands the urgency, takes control of complex cases and drives them through to resolution.
This is not a passive management role. We want someone who enjoys coordinating teams, managing challenging cases and ensuring work progresses quickly and efficiently.
You will play a central role in managing cases from instruction through to completion, working closely with surveyors, supervisors, planners and clients to ensure works are delivered to the required standards and within agreed time frames.

What You’ll Be Doing
* Managing disrepair and complex repair cases from initial notification through to completion
* Coordinating surveyors, supervisors, planners and operatives
* Ensuring works are programmed and delivered within required timescales
* Monitoring case progress and resolving operational issues quickly
* Working closely with clients to manage expectations and case performance
* Supporting reporting and documentation required for disrepair cases
* Identifying opportunities to improve processes and reduce future claims
What We’re Looking For

You will likely have experience in:
• Social housing repairs or maintenance
• Managing disrepair cases or complex repairs programmes
• Coordinating operational teams and subcontractors
• Working with housing association or local authority clients
• Managing case performance, reporting and operational delivery
Most importantly, you will be someone who takes action, solves problems and keeps cases moving.
