Position: Leasing Consultant - Lease Up

The Position:

We are seeking a relational and motivated Leasing Consultant for our brand-new, 55+ active adult community –
Affinity at Du Pont . Through relationship selling, the Leasing Consultant will drive occupancy to meet short‑term and long‑term leasing goals and build strong rapport with prospective and current residents.

  • Practice professional and relational leasing techniques by connecting with prospective residents through phone calls, emails, walk‑ins, and appointments.
  • Receive inbound phone/email inquiries while listening with intent to gather information from prospective residents to build relationships and curate a personalized “Affinitized” experience.
  • Ensure complete and accurate prospect information is collected, entered, and updated in the sales management system consistently.
  • Conduct an individualized experience for each tour based on the prospective resident’s needs and interests, utilizing staff, residents, ambassadors, and scheduled tour times.
  • Perform daily follow‑up with prospects per Affinity expectations, using calls, personalized next steps, sales mail, and notes.
  • Coordinate deposit‑related creative follow‑up and engagement.
  • Maintain a community culture focused on residents’ well‑being while delivering excellent customer service.
  • Support the community by hosting and participating in onsite events for residents and prospects.
  • Build strategic partnerships with local businesses, service providers, and senior housing communities.
  • Participate in off‑site sales and marketing events for potential residents and partners.
  • Use on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
  • Execute marketing activities and events to drive traffic, including prospect events, resident and realtor referral programs, outreach programs, online and social media marketing tools, and other property‑specific marketing plans.
  • Ensure all online advertisements and postings are accurate and up to date.
  • Evaluate and shop competitors quarterly to understand the competitive landscape.
  • Complete and maintain all documents required for resident and property files, including background/credit checks, liability insurance, etc.
  • Report any irregularities or maintenance needs to the Community Director.
  • Comply with all company policies, procedures, and Fair Housing Laws.

What We Are Seeking:

A relational and influential Leasing Consultant who builds strong rapport and engages effectively with prospective and current residents while working cohesively with the community team.

  • Team player who takes a “we over me” approach to building and sustaining relationships.
  • Determined, ambitious, and self‑motivated.
  • Excellent customer service and interpersonal skills.
  • Preferred experience in residential property management, retail, sales, or customer service.
  • Proficient in speaking, reading, and writing in English.
  • Strong computer skills, including MS Office, property management software (e.g., Yardi, On‑Site), and CRM solutions.
  • Willingness to work evenings and weekends as necessary.
  • High School diploma or equivalency certificate.
  • Valid driver’s license and insured, operable vehicle.
