Development Program Manager (Data Center Construction) at QTS Data Centers

QTS is a leading global digital infrastructure provider designing, building and operating advanced data centers. This role focuses on leading and managing the design, pre-construction and construction activities on a given project, coordinating with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff. Strong written and oral communication is required for regular cross-team interaction.
What You Will Do- Manage multiple projects on campus(es) with updated budgets, schedules, and status reports for each
- Prepare and present monthly development program & project status updates for executive level reviews
- Collaborate with QTS stakeholders, design and construction teams to create a master development program and capital budget for site(s)
- Manage entitlement and permitting needs for each assigned site project
- Implement and manage multi-phased site development plans to meet time, budget and quality standards; continuously update a campus master plan
- Write scopes of work for design, construction, and commissioning services; participate in procurement and cost estimates
- Evaluate and level pricing proposals for design, construction, and commissioning services
- Coordinate with strategic procurement on equipment procurement and delivery
- Ensure appropriate submittals are coordinated with site stakeholders
- Monitor and report project budget/cost-to-date against the overall budget
- Establish project schedules and lead teams to on-time completion
- Review and approve monthly pay applications from contractors
- Review change order requests and negotiate pricing
- Establish site construction security procedures with the site security team
- Develop plans for product deployment and communicate plans with QTS staff
- Collaborate with Sales Engineers and Product teams to support custom deal solutions within schedule and budget
- Build and maintain relationships with key QTS stakeholders
- Represent QTS in OAC meetings
- Support due diligence for potential new sites as needed
- Assist internal development teams to enhance project management processes and protocols
- Bachelor's degree in Science or Engineering or equivalent professional experience
- Eight or more years of experience in commercial construction, including Lump Sum, Construction Management at Risk, and Design-Build from development through closeout
- Experience with Microsoft Office, especially PowerPoint for executive updates and Excel for budgets
- Ability to travel up to 50% of the time
- MB A or Masters in Engineering/Management or related field desirable
- Experience delivering mission-critical data center facilities
- Extensive experience managing MEP trades
