What is an Occupancy Verification?Mortgage lenders require periodic updates on their properties. Independent contractors send out inspections to confirm that properties are occupied and report on their general condition using a mobile application.
- Verify property occupancy
- Report general property conditions and make a determination of occupancy based on industry standards
Most inspections are exterior only. About 10% require interior photos if the property has gone vacant.
Responsibilities- Complete most inspections, which typically take 5–6 minutes.
- Finish the inspection within 4 days of assignment.
- Take 9+ property photos and add brief comments.
- Complete a short form in an app.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Computer with an internet connection
- Reliable vehicle (good gas mileage is a plus as you pay for your own gas)
- Smartphone (Android or iPhone)
- Printer
- Pass a standard background check using a valid driver’s license
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour. Depending on the county—whether it is urban or rural—you may complete 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates, but the work is consistent month to month.
Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection.
