We're working exclusively with a global leader in commercial real estate and corporate occupier services to appoint a Lease Auditor. This is an exciting opportunity to join a growing specialist team delivering lease audit services for major corporate clients across the UK and internationally.
Based ideally from the Edinburgh office, you'll play a key role in identifying cost savings, ensuring lease compliance, and recovering overcharges across complex commercial property portfolios.
The Role
You'll manage end-to-end lease audits, working closely with landlords, legal teams, and corporate clients to review lease obligations, challenge discrepancies, and negotiate successful financial outcomes.
This role offers exposure to high-profile international portfolios across EMEA and beyond, making it ideal for someone who enjoys combining commercial property knowledge with financial analysis and stakeholder management.
Key Responsibilities
- Conduct detailed audits of commercial leases, including:
- Service charges
- Insurance recoveries
- Base rent
- Turnover rent
- Capital allowances
- Works deposits
- Review and interpret complex lease documentation to identify opportunities for cost recovery and compliance.
- Prepare comprehensive lease audit reports and recommendations.
- Liaise and negotiate directly with landlords regarding disputed charges.
- Work alongside legal teams to interpret lease clauses and resolve contractual issues.
- Manage client relationships and provide regular audit progress updates.
- Support and oversee third-party auditors where required.
- Produce management reports highlighting savings and cost avoidance.
- Contribute to continuous improvement initiatives and support the development of lease audit services across international markets.
- Assist with client presentations, solution design, and new business opportunities.
About You
You'll ideally bring:
- Previous experience in lease auditing, service charge auditing, property accounting or commercial real estate finance.
- Strong understanding of commercial lease terminology and lease interpretation.
- Knowledge of the end-to-end service charge process and RICS guidance.
- Excellent analytical and numerical skills.
- Advanced Excel skills.
- Strong communication and negotiation abilities.
- The confidence to manage multiple stakeholders and influence outcomes.
- A proactive, solutions-focused approach with excellent attention to detail.
Desirable
- Experience auditing multi-country property portfolios.
- Knowledge of commercial real estate transactions.
- Additional European language skills (French, German or Spanish).
