The role in a nutshell

We are looking for an experienced, practical and proactive Maintenance Engineer to take responsibility for the day‑to‑day maintenance and upkeep of a growing portfolio of luxury serviced accommodation in Edinburgh city centre.

The Business

The current portfolio includes 25 luxury studio rooms and 5 standalone apartments across multiple city‑centre locations, with significant plans for expansion over the coming years.

This is therefore much more than a reactive maintenance role. You will join at an exciting stage of growth, helping to keep existing properties running brilliantly whilst putting the right maintenance processes, schedules and standards in place to support a much larger future portfolio.

You will be someone who is comfortable rolling up your sleeves and resolving everyday maintenance issues, from heating and boiler problems through to general property repairs, whilst knowing when specialist contractors are required and managing those relationships effectively.

A background in a recognised trade would be a real advantage, although it is not essential. What matters most is strong practical maintenance experience, sound judgement and the ability to take ownership.

What You’ll Be Doing

  • Take ownership of day‑to‑day maintenance across a number of luxury serviced properties in Edinburgh city centre.
  • Diagnose and resolve general maintenance issues quickly, safely and to a high standard.
  • Manage common property issues involving heating systems, boilers, plumbing, electrics, fixtures, fittings and general building maintenance, within the boundaries of your own competence and qualifications.
  • Develop and manage planned and preventative maintenance schedules to reduce breakdowns, disruption and unnecessary cost.
  • Review existing maintenance procedures and introduce more effective systems and processes as the property portfolio grows.
  • Identify recurring maintenance issues and recommend practical, longer‑term solutions rather than relying on repeated short‑term fixes.
  • Coordinate external contractors and specialist trades where required, including sourcing quotations, comparing costs, arranging access and overseeing the quality of completed work.
  • Assess quotations commercially and provide clear recommendations to management based on cost, urgency, quality and value for money.
  • Maintain accurate records covering repairs, servicing, inspections, contractors, compliance requirements and property assets.
  • Ensure equipment, facilities and properties are maintained to consistently high standards of presentation and safety.
  • Support health and safety, fire safety and other statutory property requirements, ensuring appropriate checks, servicing and inspections are completed within required timescales.
  • Work closely with housekeeping and operational colleagues to schedule works around guests and minimise disruption.
  • Support the preparation of apartments and accommodation to ensure they consistently meet the standards expected within a luxury environment.
  • Respond calmly and effectively when urgent maintenance issues arise.
  • Manage several maintenance activities or improvement projects simultaneously, keeping works on schedule and within agreed budgets.
  • Provide management with clear updates on outstanding repairs, expenditure, planned works and potential property improvements.
  • Play an active role in preparing the maintenance function for a substantially larger property portfolio over the coming years.

What We’re Looking For

Previous solid experience within property maintenance, hotels, serviced apartments, facilities, residential property or a similar environment.

Other skills required

  • Strong hands‑on maintenance knowledge and practical problem‑solving ability.
  • A good understanding of how buildings and their core systems operate.
  • Confidence dealing with common heating, plumbing, boiler and general property maintenance issues.
  • The ability to identify what you can resolve yourself and when a qualified specialist should be brought in.
  • Experience managing contractors, suppliers and external tradespeople.
  • Experience obtaining and reviewing quotations and assessing value for money.
