This role requires regular travel across an allocated area and therefore, a Full Driving License and access to your own vehicle with business insurance are essential.

This role offers a starting salary within Nacro’s pay structure of £41,851 Pro rota Entry with expected progression to £43,107 Pro rota Established within the first year, subject to meeting clear criteria and performance standards, with further pay progression available in the future. This role is part of the
Community Accommodation with Support, Tier 2 (CAS-2) programme
, directly commissioned by the
Ministry of Justice
and operating nationwide across England and Wales. The service provides accommodation and support for people eligible for home detention curfew or bail, helping to keep people out of prison (when living in the community on licence is an option) and to support prison leavers to re-establish (crime-free) independent lives.

The Property Acquisition Manager is responsible for leading and delivering property acquisition activity across all of Nacro’s business streams. This includes sourcing and procuring suitable properties, negotiating and concluding commercial lease agreements, and agreeing financial incentives within established criteria.

The role is also responsible for identifying, scheduling and overseeing required works to ensure new properties are suitable for occupation and delivered within agreed timescales. The postholder will develop and maintain positive, effective relationships with internal and external stakeholders, landlords, partners and other key contacts within their designated area.

The Property Acquisition Manager will work to agreed delivery targets, priorities and timescales, ensuring property acquisition activity supports Nacro’s operational requirements and strategic objectives

• Responsible for developing and maintaining effective working relationships with Nacro’s property partners which include, investors; sourcing companies; managing agents and owners to identify and acquire suitable property in line with Nacro’s leasing procedures for the delivery of Nacro’s property procurement requirements across all business streams.
• Leasing on individual property lease negotiations to agree commercial terms to achieve best value for money for Nacro and meet contractual and growth targets in relation to property and bedspace numbers.
• Ensuring contractual and business stream property and bedspace requirements are met and maintained for each service across directorates, providing regular progress reports on property pipelines, property supply in designated patch, property partner engagement and any associated issues.
• Regularly engage with landlords, property owners, portfolio holders and investors for the promotion of Nacro and its various property leasing offers. Attend landlord forums and events to further promote Nacro’s leasing offers.
