🛠️ Live-In On-Site Maintenance Technician – Evergreen Property (El Cajon, CA)
Hourly Rate: $25.00/hour - $33.00/hour (depending on level)
Schedule: Monday - Friday | 8:00 AM – 4:30 PM
Location: Evergreen Park Apartments (El Cajon, CA)
Job Type: Full-Time | Non-Exempt

We're currently seeking an experienced, well-rounded Maintenance Technician to join the team at our Evergreen and Mollison properties
, our modern apartment community in El Cajon, CA
. This is a dedicated, on-site role at which the incumbent will live on-site at our Evergreen property and serve our Evergreen and neighboring Mollison properties— not a roving position.

What You’ll Do
You’ll be the go-to person for all things maintenance at the property, responsible for diagnosing and completing repair requests, preventive maintenance, and unit turnovers.
Your day-to-day may include:
- Responding promptly to work orders and maintenance emergencies
- Troubleshooting and repairing:
- Plumbing systems (leaks, clogs, fixture replacement)
- Electrical systems (outlets, switches, fixtures)
- HVAC systems and appliances (minor repair, replacement, PMs)
- Carpentry, drywall, and paint (patching, touch-ups, minor builds)
- Performing unit make‑readies and renovations
- Conducting regular inspections and preventive maintenance
- Maintaining cleanliness and safety of common areas
- Managing tools, materials, and work records (ADP, Corrigo)
- Participating in on‑call/emergency rotation (if applicable)
This role is ideal for a seasoned maintenance professional who takes pride in their work, solves problems independently, and understands how their role supports both resident satisfaction and operational excellence.
Must-Have
Skills & Experience:
- Strong general maintenance knowledge across trades
- Ability to work independently with minimal supervision
- Comfort with phone-based apps like Outlook and Corrigo (or willingness to learn)
- Strong communication and customer service skills
- Attention to detail and accountability for results
- Knowledge of building codes, safety protocols, and personal safety procedures
- Ability to read work orders, follow instructions, and troubleshoot effectively
Preferred (but not required):
- HVAC Certification
- Experience with Corrigo or other work order platforms
- Familiarity with basic project planning or renovation workflows
- 2+ years of hands‑on maintenance experience, preferably in residential property management
- Must be able to speak, write, and understand conversational English
- Possession of your own tools and reliable personal vehicle
- Valid CA Driver’s License, reliable personal vehicle and auto insurance
- High school diploma or GED preferred
- Ability to pass background check and drug screen (a conviction does not automatically disqualify you)
- Lift and move up to 50 lbs independently (team lifts for heavier items)
- Frequent bending, squatting, climbing, kneeling, pushing/pulling
- Regular use of hands, eyes, and vision (close and distance)
- Comfortable working indoors and outdoors in all weather conditions
- $25.00/hour - $33.00/hour (depending on tech level)
