ConstructionManager Expectations and Commitments
To consistently achieve individual monthly goals specific to closings, cycle times, VPO spend and Avid survey results, while delivering outstanding customer service throughout the entire Customer Journey. The CM is responsible for ‘A+’ community presentation, all homes in production, including the model, and overall jobsite cleanliness while ensuring all trade partners are abiding to Hakes Brothers Safety and Health Program. Daily reporting, auditing and usage of ITK is required to ensure accuracy of the build schedule, the progression of homes, and the payment of trades.
Hours- Unlock and lock up daily.
- Unlock the houses by 7 AM and lockup no earlier than 4 PM.
- Work late to meet scheduling milestones as needed.
- Weekend on‑call duty, as needed.
- Supervise all construction activities through to the New Home Orientation (NHO).
- Update the Construction Schedule daily and schedule all trade contractors.
- Perform and complete the Pre‑Construction Orientation (PCO), Pre‑Slab Inspection (PSI), Pre‑Drywall Inspection (PDI), Pre‑Drywall Orientation (PDO), Quality Assurance Inspection (QAI), the New Home Orientation (NHO), and the follow up on closing day.
- Perform the 30‑day follow up 30 days after closing and any other warranty items on the home for the first 30 days after closing.
- Rotate answering and responding to the Emergency phone, per Management.
- Ensure target dates are met per Google calendar and Construction Tracker; regularly communicate with buyers.
- A great CM takes pride in the details of every home and provides each customer with excellent service and follow through.
- Score well on the Customer Satisfaction Survey. Outstanding Service and Attitude = Great Survey.
- Help Hakes Brothers become the Builder of Choice for our trade contractors.
- Manage the trade contractors and suppliers so they can accomplish their jobs effectively and efficiently.
- Schedule trade contractors properly to avoid dry runs; be firm but fair; be consistent and reliable; instill discipline; give ample lead times; provide proper materials to execute job; pay on time; be a good listener, and show respect.
- A CM’s biggest responsibility is to build quality homes—identify and correct any item or issue that is not to the highest quality standards before the New Home Orientation. Take time each day to walk all homes, note construction errors and poor workmanship, and make arrangements to correct quickly. A great Construction Superintendent takes pride in the details of every home.
- CMs should always strive to manage their time wisely, as well as organizing their schedules to maximize quick production of each home.
- Update and monitor trades’ progress and schedule trades properly to ensure that dry runs are avoided. Also take pride in progressing construction schedules on a daily basis.
- Proactively look for ways to help control and reduce construction costs.
- Monitor and control materials delivered to jobsite to avoid materials from being stolen or damaged.
- Hold trade contractors accountable when sloppy work requires additional effort from other trade contractors.
- Take responsibility for maintaining a clean worksite. Remember that Cleanliness = Quality to buyers and trade contractors.
- Alternate conducting the monthly Safety meetings; fill out weekly safety report.
- Issue Written Notice(s) of Correction when trade contractors do not follow Safety/OSHA rules after verbal warning(s).
- Alternate conducting bi‑weekly SWPPP inspections and documenting areas that need correction.
