Maintenance Supervisor

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventive maintenance, personnel management, compliance with safety standards, and customer service. The Supervisor works with the Community Manager to oversee staff and vendor activities and ensure property upkeep.

Essential Duties & Responsibilities
  • Maintain the maintenance schedule and regular onsite attendance.
  • Coordinate, schedule, and respond to resident and management requests and work orders.
  • Ensure repairs and replacements for community common areas and units.
  • Conduct daily inspections of grounds, buildings, and other community features to identify hazardous conditions.
  • Manage and order maintenance supplies inventory within budget guidelines.
  • Maintain a preventive maintenance program to extend community life and reduce future repairs.
  • Keep the maintenance shop well organized, stocked, and compliant with safety standards and OSHA guidelines.
  • Implement hazardous communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Maintain accurate records of service requests, EPA/OSHA compliance, preventive maintenance, unit status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Participate in on‑call emergency response.
  • Plan use of property resources, equipment, and supplies economically (e.g., obtaining vendor bids and pricing).
  • Give direction and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Supervise, train, and schedule maintenance staff; check work progress daily and provide assistance.
  • Assist the Community Manager with employee performance evaluations.
  • Provide ongoing training, coaching, counseling, and guidance in compliance with asset training benchmarks.
  • Promote harmony and quality job performance among staff through support and effective leadership.
  • Manage excellent customer service and monitor service request turnaround.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Enforce community policies and standards consistently with residents.
Education & Experience
  • High School Diploma or equivalent.
  • EPA & CPO certification required; HVAC certification desirable.
  • Basic computer skills and knowledge of on‑site software functions.
  • Understanding of Fair Housing Laws and OSHA requirements.
Physical Requirements Small–Mid Sized Properties
  • Regular movement between work sites, use of wrists, hands, and fingers, and ability to lift and place objects up to 100 lb.
  • Work in confined spaces, traverse uneven terrain, operate machinery, use ladders and scooters, and work overtime, weekends, and overnight emergencies.
  • Exposed to outdoor weather, hazardous chemicals, and need to stand or sit for prolonged periods.
Large Sized Properties
  • Similar responsibilities as above with additional emphasis on coordinating larger staff teams.
  • Includes extended exposure to hazardous chemicals, heavy lifting, and on‑call hours.
License / Equipment
  • Reliable transportation required due to emergency on‑call duties.
Salary Range

$20 per hour to $25 per hour
