Maintenance Supervisor

The Maintenance Supervisor will oversee maintenance and grounds personnel, manage preventive maintenance needs, coordinate with vendors, prepare apartments for make‑ready turns, complete work service requests, and handle HVAC and other mechanical systems. HVAC Certification is REQUIRED

• Oversee other maintenance and grounds personnel.
• Oversee ongoing maintenance needs, including preventive maintenance and repairs.
• Work with vendors for contracted services and capital improvement projects.
• Pre‑p apartments for make‑ready turns.
• Perform general maintenance duties as necessary.
• On‑call; respond to after‑hour emergency calls.
• Snow removal and maintenance of grounds, including common areas.
• Preventive maintenance and repair on HVAC and other mechanical systems.
• Complete work orders for service requests, including plumbing, carpentry, light electrical.

• Complete grasp of on‑site maintenance management.
• 4–5 years of maintenance experience in multi‑family/residential properties, with at least 1–2 years in a supervisory capacity.
• Detailed knowledge of make‑ready unit turns, including light carpentry, plumbing and electrical.
• HVAC certification is a plus.
• Valid driver’s license, reliable transportation, automotive insurance, and ability to travel to other properties if needed.
• Basic set of tools.
• Responsible and reliable.
• Positive, get‑the‑job‑done attitude.
