ManagertoleadcommercialandindustrialHVACmechanicalprojectsfromthefirstbidthroughfinalcloseout.

Thisroleownsthefullprojectlifecycle:reviewingplansandspecifications,buildingaccurateandcompetitiveestimates,winningwork,andthenmanagingawardedprojectstodeliveronschedule,within budget,andatorabovetheestimatedgrossprofitmargin.

Theidealcandidateunderstandsbothsidesofthebusiness.

Youcanperformdetailedquantitytakeoffsandpricelaborwithconfidence,andyoucanalsorunajob:managingsubmittals,RFIs,change orders,procurement,billing,andcoordinationwithgeneralcontractors,owners,andourfieldleadership.

BecausecompensationincludescommissiontiedtoprojectGPM,thisrolerewardsestimatorswhobidsmartandprojectmanagerswhoprotectmargin.

• Reviewbiddocuments,plans,specifications,addenda,andscopesofworkforcommercialandindustrialHVACmechanicalprojects(Division
  23andrelatedscopes).
• Performdetailedquantitytakeoffsforductwork,piping,hydronicsystems,HVACequipment,accessories,insulation,andrelatedscopes.
• Developlaborestimatesusinglaborunits,crewsizing,andproductivityfactorsappropriatetoprojectconditions.
• Solicite,evaluate,andlevelquotesfromsuppliersandsubcontractors,includingequipmentvendors,controls,insulation,testandbalance,riggingandcrane,and electrical.
• Preparecompletebidpackagesandproposalswithclearinclusions,exclusions,clarifications,alternates,and qualifications.
• Attendpre-bidmeetingsandjobwalks;submitRFIsduringbiddingwhenscopeisunclear.
• Identifyvalueengineering,design-assist,anddesign-buildopportunitiesthatimprovecompetitivenessandmargin.
• Preparepublicworksandprevailingwagebidsinaccordancewith
  
  CaliforniaDIRrequirements.
• Trackbidactivity,followuponoutstandingproposals,andmaintainbidhistoryandhitratedata.

• Leadtheturnoverfromestimatingtooperations,includinginternalkickoffmeetingswiththe
  
  Field
  
  Supervisorandfieldleadership.
• Developandmaintainprojectschedules;coordinatemanpowerneedswiththe
  
  Field
  
  Supervisorandforemen.
• Prepare,submit,andtracksubmittals,shop drawings,andproductdata;manageequipmentreleasesandlongleadprocurement.
• WriteandtrackRFIs;managedesignandfieldcoordinationwithgeneralcontractors,engineers,andothertrades.
• AttendownerandGCprogressmeetingsandrepresent The Companyprofessionallyoneveryproject .
• Coordinatepermits,inspections,equipmentstartup,testandbalance,andcommissioningactivities.
• Managecloseout,includingpunchlists,O& Mmanuals,warranties,as-built documentation,andtrainingturnovertoowners.

• Buildprojectbudgetsandcostcodestructuresfromtheawardedestimate.
• Monitorjobcostsforlabor,material,equipment,andsubcontracts;forecastcosttocompleteandidentifymarginriskearly.
• Identify,price,negotiate,anddocumentchangeorderspromptly;protectthecompanyagainstunapprovedscopegrowth.
• Preparemonthlyprogressbillings,schedulesofvalues,andpayapplications;trackretention,conditionalandunconditionallienreleases,andcollectionsincoordinationwiththe
  
  Financial
  
  Controller.
• Reviewcontractsandsubcontractsforscope,schedule,andriskitemsandescalateconcernstoleadership.
• Issueandmanagepurchaseordersandsubcontractswithinapprovedauthority.
• Ownprojectgrossprofitmarginresultsfrombidthroughcloseout.

• Buildandmaintainstrongrelationshipswithgeneralcontractors,owners,engineers,andvendorstogeneraterepeatbusiness.
• Identifynewbiddingopportunitiesandsupportcompanygrowthinthecommercialandindustrialmarkets.
• Communicateprojectstatus,issues,anddecisionsclearlyandinwriting.
