About the RoleAs a Facilities Maintenance Technician 3, you will perform advanced maintenance and repair of mechanical, electrical, and building systems in accordance with standard operating procedures, manufacturer specifications, and safety requirements. This position requires a strong technical foundation and the ability to work with minimal supervision. You’ll serve as a technical expert within the team—someone who leads by example, shares knowledge generously, and helps raise the bar for quality and safety performance across all operations.
Key Responsibilities- Advanced Maintenance:
Perform complex maintenance, troubleshooting, and repairs on HVAC, electrical, plumbing, and mechanical systems. - Preventive Programs:
Lead and execute preventive and predictive maintenance programs, ensuring documentation accuracy and timely completion within CMMS. - Diagnostics:
Identify root causes of recurring equipment issues and recommend long‑term, sustainable solutions. - Leadership in Practice:
Demonstrate professionalism, accountability, and teamwork while informally guiding and mentoring lower‑level technicians. - Safety & Compliance:
Champion safety culture by modeling best practices and ensuring all work meets C&W Services and OSHA standards. - Coordination:
Collaborate effectively with supervisors, clients, and other departments to prioritize maintenance activities and minimize operational downtime.
- High school diploma or equivalent.
- Minimum of four (4) years of experience in facilities or industrial maintenance.
- Advanced knowledge of mechanical, electrical, and plumbing systems.
- Proven ability to lead by example and support team development.
- Experience reading and interpreting blueprints, schematics, and technical drawings.
- Strong troubleshooting skills with the ability to work independently on complex systems.
- Proficiency using a Computerized Maintenance Management System (CMMS).
- Valid driver’s license and reliable personal vehicle required. Travel between sites will be a requirement of the role.
- Associate degree or higher in a technical, mechanical, or electrical field.
- Experience with HVAC and Building Management Systems (BMS).
- Experience with Fire Life Safety (FLS) systems and regulatory compliance.
- Knowledge of Variable Frequency Drives (VFDs), controls, and automation.
- Demonstrated ability to mentor and influence team members positively.
- Ability to reach overhead, kneel, squat, climb steps/ladders, and lift up to 50 lbs.
- Must be able to move between departments and facilities throughout the workday.
- Regularly required to type and document work in a computerized maintenance system.
- Work may be performed in a warehouse or industrial setting with fluctuating temperatures.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role. The compensation for the position is: $31.24 - $36.75.
