Senior Lettings Negotiator
Salary: £28,000–£32,000 basic + bonus (flexibility for highly experienced candidates)
Hours: Monday–Friday + 1-in-3 Saturdays

An established and highly regarded independent property business is looking to hire a Senior Lettings Negotiator to join their Exeter team.
This is a fantastic opportunity for an experienced lettings professional looking to join a business that genuinely values culture, collaboration, and long-term development. They are looking for someone who already understands the lettings world, can confidently hit the ground running, and enjoys building strong relationships with landlords, tenants, and colleagues alike.
The RoleWorking closely with the Head of Lettings, you will play a key role in the day-to-day running and continued growth of the department.
This is a varied, hands‑on position where you will manage landlord relationships, oversee relets, support junior team members, negotiate deals, and help ensure the department continues to perform at a high level.
You will also act as a senior figure within the team, helping maintain excellent service standards while contributing towards departmental targets and overall business growth.
Key Responsibilities- Provide day-to‑day support to the Head of Lettings in the smooth running of the department
- Work towards weekly let targets and monthly move‑ins
- Build and maintain strong relationships with landlords, tenants, and applicants
- Deliver a high level of customer service throughout the lettings journey
- Manage relets and ensure properties are relaunched to market efficiently
- Conduct Section 13 rent increases in line with legislation and company procedures
- Support and mentor junior team members where required
Assist with departmental administration and operational processes - Handle queries and resolve issues professionally and proactively
- Identify opportunities to grow the lettings portfolio and support business development activity
- Ensure compliance with current lettings legislation and company procedures
- Maintain accurate records and effective use of lettings systems and software
- Contribute positively to the wider team culture and working environment
- Conduct market appraisals for prospective and existing landlord clients.
- Identify opportunities to grow the lettings portfolio through new business activity.
- 2+ years' experience within lettings, although experienced Lettings Negotiators and Senior Lettings Negotiators are particularly encouraged to apply.
- Someone confident managing the full lettings process independently
- Strong negotiation and relationship‑building skills
- Stable work history with good continuity
- Positive, proactive, and team‑focused approach
- Strong organisational and communication skills
- Full UK driving licence required
