Salary Range: $20.00 To $20.00 Hourly
The Property Maintenance Technician I is responsible for responding to maintenance requests as requested through the facilities work order system, as assigned by the Facilities Director. An effective Property Maintenance Technician I has the ability to perform a variety of duties related to building maintenance, including basic plumbing, electrical, HVAC, mechanical repair, housekeeping and groundskeeping. The goal of the position is to ensure that all the properties are maintained to the highest standards possible.
This includes all the properties managed, owned, and leased by FRA. The Property Maintenance Technician I helps the property achieve success by keeping the buildings and grounds in excellent condition and by providing excellent customer service to residents.
- Responds to service calls for various general repair work in basic carpentry, plumbing, electrical and mechanical according to work orders received.
- Completes work orders, and documentation and paperwork required for record-keeping, and accuracy of billing.
- Identifies and repairs light electrical, plumbing and carpentry work (including but not limited to; painting, drywall repair, install bathroom and kitchen faucets and fixtures).
- Performs minor and routine maintenance repair for roofing, siding, gutters and fasteners.
- Perform custodial and grounds work (including but not limited to; grass cutting, planting, snow removal, etc) to ensure safety and good general appearance to the public.
- Changing switches and receptacles. Repairs light fixtures within NES guidelines to provide a safe environment.
- Light maintenance on appliances.
- Change HVAC filters as needed/required.
- Assists the Facilities Director and maintenance personnel in preparing buildings for REAC and licensing inspections according to HUD and licensing specifications.
- Assists in special projects as directed.
- Cleans, paints, repair and refurbishes apartments as they become vacant.
- Cleans out sewer lines when necessary using appropriate tools and equipment.
- Uses and confirms that all tools and maintenance equipment are kept in safe working condition.
- Responds to emergency or non-emergency calls. Must be on-call 24-hours per day during rotation period.
- Maintains and keeps all agency storage facilities orderly and neat.
- Attends training seminars, in-service sessions, and staff meetings.
- Responsible for maintaining training compliance in accordance with FRA policies and procedures, state and federal regulations.
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines.
- Provides other support services and duties as necessary.
EDUCATION AND EXPERIENCE:
- High School Diploma or G.E.D.
- Minimum one year experience working as a maintenance technician for facilities, residential setting preferred.
- Must meet agency insurance criteria for operating agency and personal vehicles on agency business (21 y/o and licensed 3 years).
General knowledge of mechanical/electrical principles and systems. Carpentry skills must encompass the ability to repair furniture, replace ceiling tiles, replace/repair doors, hardware, windows and cabinets. Possess ability to read and understand manufacturer’s instructions and operating manuals. Must possess skills in relation to building maintenance, including basic plumbing, electrical, HVAC, mechanical repair , housekeeping and groundskeeping, and knows when to defer the task to a specialist and oftentimes improve his/her knowledge through further education or observation of others.
Knowledge of tools utilized to complete appropriate work safely. Demonstrates knowledge of safety regulations. Must be proficient in basic computer, word and outlook. Must maintain a professional courteous manner with all residents, vendors, contractors and fellow employees. Must be capable of working with minimal supervision. Ability to concisely describe maintenance needs verbally. Willingness to work a flexible schedule and respond to emergencies.
Must have reliable transportation and maintain a good driving record.
REQUIRED:
Certification in Adult CPR
Certification in First Aid

WORKING CONDITIONS:Heavy Work:
Exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly to move objects.
