Position Summary

The Mortgage Financing Advisor is responsible for precontract and preapproval advisory conversations with potential home buyers, providing builder sales training and support, managing mortgage loan backlog, marketing efforts, and maintaining relationships with stakeholders. This includes support for loans already originated through the centralized mortgage operations center and acting as a liaison to the Mortgage Operations team. The role requires in-office work in Fairfax, VA, with daily travel to local Pulte communities.

Job Responsibilities
  • Meet with buyer prospects to provide financial guidance, expertise, and preapproval services.
  • Sell the value of Pulte Mortgage to potential buyers requiring financing, setting expectations for application and documentation.
  • Build relationships and train Pulte Group sales consultants.
  • Develop partnership with centralized operations teammates.
  • Ensure smooth transition from pre-contract activities to loan application with the Mortgage Operations team.
  • Provide accurate loan backlog status visibility during weekly builder meetings; assist in progress of loans through pipeline to ensure on‑time construction starts and closings.
  • Contribute to branch performance metrics such as Capture Retention, Customer Service, Compliance, and Supporting Financial Goals.
  • Partner with the Sales team to help sell and close more homes.
  • Provide exceptional customer service to all stakeholders.
  • Support customer service efforts.
  • Perform other duties as assigned.

Required Education & Experience
  • Minimum High School diploma or equivalent. Bachelor’s degree preferred.
  • Minimum 3‑5 years of related experience in mortgage lending preferred.
  • 1–2 years of successful sales and/or business development experience preferred.
Required Licensing / Certifications
  • Valid Driver’s License.
  • Active NMLS License required; must be able to obtain and maintain mortgage license.
Required Skills & Knowledge
  • Effective communication of actionable information to various stakeholders.
  • Proficiency in Microsoft Office Suite.
  • Self‑motivated and proactive to set and achieve sales goals.
  • Excellent customer service acumen and presentation skills.
  • Ability to work in a fast‑paced, high‑volume environment.
  • Strong time management, analytical, and problem‑solving skills.
  • Strong financial acumen.
  • Mortgage guideline expertise and ability to structure loans.
Additional Information
  • Salary offered plus an annual bonus structure. No cold calling and not a commission‑based position.
  • Office‑based; requires in‑office attendance five days a week to foster team collaboration and customer engagement.
  • Candidate should be open to flexible scheduling options and adapt to change as needed.
  • 5‑day work week.
  • Requires driving to sales communities across the Division.
  • Bilingual skills (Spanish/English) preferred.
Compensation & Benefits
  • Pay Range: $84,400 to $103,000 per year (dependent upon experience).
  • Eligible for annual bonus based on performance objectives.
  • Up to 9 paid company holidays per year; employees eligible for up to 6 days of sick pay; PTO days accrue based on service years.
