Building Surveyor – Stock & Operations; Hybrid

Building Surveyor x2 (Assets and Operations)

We are looking for two Building Surveyors:

• Operations Building Surveyor – focuses on damp and mould and related maintenance tasks.
• Asset Management Building Surveyor – focuses on stock condition surveys and long-term investment planning.

Qualifications:

• HNC/HND in Building Surveying, Construction Management, Building Services or a related technical discipline, or equivalent experience.
• Degree in Building Surveying desirable but not essential.
• Experience working within a maintenance environment for a housing association or similar organisation.
• Full driving licence. Business travel required; transport or access to a company vehicle will be provided.

Responsibilities (both roles):

• Provide proactive surveying services and identify repairs and maintenance requirements in line with policies, procedures and service standards.
• Work with residents to provide advice, support and practical solutions to help maintain their homes.
• Maintain accurate records and update systems to support managers and wider teams.
• Monitor contractors and the Direct Labour Organisation (DLO) to ensure work is completed to a high standard, within budget and achieves excellent customer satisfaction.
• Prepare technical specifications and support procurement and project delivery from start to completion.

Primary focus – Asset Management Building Surveyor:

• Carry out stock condition surveys and assess the age, condition and safety of building components such as roofs, kitchens, bathrooms and heating systems.
• Review and maintain stock condition data to support long-term investment planning.
• Work with the Asset Manager to develop short, medium and long-term investment programmes.
• Assess Net Present Value and prepare reports to support investment and asset disposal decisions.

Primary focus – Operations Building Surveyor:

• Inspect and diagnose damp and mould issues alongside other reactive repairs, void property, service charge and estate management work.
• Code repairs in line with the Schedule of Rates and ensure works are completed efficiently and to a high standard.
