Job DescriptionPerforms work in at least two or more of the following trades in the maintenance and repair of buildings and related fixtures or having significant emphasis in one of the higher-level licensed trades:
Electrical;
Heating, Ventilation and Cooling; or Plumbing.
- Plumbing:
- Make basic plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut‑off valves on washing machines and water supply
- Repair or replace defective parts or units, install water heaters, garbage disposals, faucets and sinks
- Washer/Dryer repair:
- Perform routine maintenance on washers and dryers, including cleaning lint ducts and vents, replacing hoses and fittings
- Refer more complex problems to supervisor for action
- Heating, Ventilation and Air Conditioning (HVAC):
- Recognize cause of faulty equipment and perform repairs on a variety of HVAC units
- Trace and locate defects to determine type and extent of repair needed
- Plan work, select proper tools and testing devices, and accomplish repairs according to accepted trade practices
- Electrical:
- Recognize and report electrical problems and make repairs as appropriate
- Replace fluorescent and incandescent ballasts, bulbs and tubes, as needed
- Repair by removing, replacing, tightening, splicing, soldering, insulating defective wiring, controls, equipment and fixtures
- Carpentry:
- Measure, cut and construct or repair wood or wood‑substitute items
- Apply general knowledge of wood, composite materials, and woodworking techniques
- Painting:
- Prepare areas and apply standard coating methods such as brushing, rolling and spraying
- Ensure surfaces are fully coated, protected and free from drips and runs
- Maintains work order log and follow up as required.
- Responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of facilities.
- Work assignments are spot‑checked daily via documented inspection reports.
- Utilize knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, commonly used chemicals and basic safe work practices.
