Under supervision, the Building Inspector I performs structural and life safety inspections of new construction and existing commercial and residential dwellings. The Building Inspector I also provides education and information to building/home owners, contractors, engineers, etc., on the national and local safety standards, codes, and laws, including local application and enforcement of FEMA flood requirements. Incumbents are expected to have and apply a working knowledge of all applicable codes enforced within the City.

This is the first level of a two-level series, differentiated from Building Inspector II by the complexity of inspection activities. Occasionally, a Building Inspector I may perform duties of a Building Inspector II, requiring familiarity with such duties. The primary purpose of this position is to ensure the life safety of building occupants through thorough inspections and code compliance.

Essential Duties and Responsibilities:
  • Using independent judgment, perform structural and life safety inspections of new construction and existing commercial and residential dwellings.
  • Inspect residential projects, existing dwellings, and light commercial projects for compliance with standards, codes, and laws.
  • Review plans for residential and light commercial projects to ensure compliance with applicable codes.
  • Perform calculations for load standards, request engineering certifications when necessary.
  • Issue permits, determine fees, and verify received information.
  • Witness installation/testing of equipment and systems, inform contractors of deficiencies.
  • Respond promptly to inspection requests, especially for critical activities like concrete pouring.

    Collaboration:
  • Respond courteously and professionally, maintaining positive relationships with others.
  • Educate owners and contractors on code interpretation and compliance.
  • Interact with building owners, contractors, and engineers regarding deficiencies and corrective actions.
  • Coordinate with other departments and provide court testimony as needed.
  • Administrative Duties:
  • Record and log inspections and corrections.
  • Prepare reports and participate in code committee work.
  • Safety and Compliance:
  • Follow safety guidelines, use protective equipment, and report unsafe conditions.
  • Perform other duties as assigned.
  • Qualifications include a minimum of two years of specialized/technical training in building inspections or a related field and at least one year of inspection experience, or five years of related experience. A journey-level trade certification is preferred, with ongoing work toward a master’s level certification. Certification must be obtained within one year of employment. A valid driver’s license is required.

    • Proficiency in English, mathematical skills, and computer software.
    • Excellent communication, interpersonal, and conflict resolution skills.

    Physical Demands &

    Working Conditions:

    Approximately 50% of work involves physical inspections in various weather conditions, requiring climbing, lifting, and observing. The job is rated as Light Work, exerting up to 20 pounds of force occasionally.

    Additional considerations include exposure to the public and pets during housing inspections, with a focus on safety and documentation.

    Special Assignments:

    Trade-specific certifications are required for certain specialties. Inspections related to rental housing may involve legal and safety considerations, requiring detailed documentation and coordination with legal and fire officials.
