Site Manager | Specialist "Cut & Carve" Residential Conversion

Location: Surrey Salary: Up to £65,000 (All-in) + Completion Bonus

Are you a Site Manager who actually enjoys the "build"? We are representing a specialist, family-feel SME contractor based in Farnham with a £5m turnover and a 20-year history of excellence. Unlike the major players, this firm offers true local work (all projects within 1 hour of Farnham) and a stable, high-quality supply chain that has been with the business for two decades.

You will take the lead on a unique "Cut & Carve" conversion of a historic 1930s ex-MOD building. This isn't a standard new build; it's a technically and logistically challenging internal reconfiguration into 33 high-end apartments across three blocks.

• Scope: Full internal strip-out and structural reconfiguration (moving internal walls).
• External: Minor roof refurbishment and tile replacement only-the focus is entirely on the internal build-out.
• Scale: Managing up to 30 heads on-site at peak.
• Programming: Managed via ASTA.

We aren't looking for a "paper-pusher." We need a Site Manager with common sense and a solid builder background who understands the nuances of refurbishment.

• Commercial Awareness: As the MD handles the surveying, you will need to be sharp on call-offs and material management.
• Discipline: The MD is an ex-Commercial Manager; he values someone who keeps a tight grip on the "pennies" and minimizes day-works.
• Experience: Ideally, you have a background in structural alterations or high-end conversions.

• Exclusivity & Stability: This is an exclusive role with a business that has only ever had one project go over budget in 9 years.
• The Bonus: While the holiday package is a standard, the company offers a highly achievable estimated approximatly £8,000 - £10,000 completion bonus based on delivering to budget.
• Direct Access: You will work directly with the Managing Director, ensuring quick decisions and zero bureaucracy.

• Salary: £65,000 (inclusive of allowances).
• Tools: Laptop and phone provided.
• Interview Process: A two-stage process (Initial meeting with the MD followed by a site visit).
