The Apartment Marketing Manager is responsible for developing and delivering the apartment rental marketing strategy for our portfolio of communities nationwide including acquisitions and new development lease-ups. This position will drive the development and implementation of marketing plans that achieve brand awareness and revenue growth.
As the Apartment Marketing Manager, you will report directly to the VP of Revenue & Data Strategy and collaborate with Brand & Property Leadership to identify market trends to develop pricing strategies, both traditional and digital marketing efforts, and marketing campaigns to attract qualified traffic and manage the execution of all activities. You will collaborate with the Brand Communications team on brand messaging and property positioning in market.
Your role will be multifaceted, encompassing CRM ownership and innovation, website strategy, search engine marketing (SEO/PPC), ad channel mix strategy, internal listing site strategy (ILS), and performance analysis. You will manage our external SEM agency and ILS partners.

This role will have a hybrid schedule, which will be a mix of working onsite at one of our residential locations in New Jersey or the Greater Philadelphia Area and from home, with additional 25% travel required as needed throughout all AVE markets nationwide.
Responsibilities CRM & Technology- Own CRM and its workflows, including proactively looking for ways to improve functionality and ease of use for our onsite teams, implementing and rolling out new strategies, developing reporting, conducting audits, and playing an active role in any training programs
- Develop data-driven CRM prospect and resident journeys to drive funnel conversion and retention; collaborate with brand communications on template messaging and content strategy
- Reinforce leasing best practices within CRM system to ensure consistency of use across portfolio and data integrity
- Continuously enhance our marketing and leasing tech stack, researching and analyzing new features within existing systems as well as proactively seeking out new solutions to ensure our brand utilizes best-in-class products that scale
- Oversee digital sales tool optimization and implementation to develop ideal strategy for deployment of assets across marketing channels
- Integrate and implement the use of AI in our leasing workflows
- Identify emerging digital trends and technology solutions to enhance the renter journey
- Develop and implement AVE's marketing and advertising strategy to drive demand, awareness, and engagement nationwide in collaboration with the Sr. Director of Furnished Marketing
- Develop and implement strategic marketing plans specifically focused on enhancing our online visibility, driving traffic, increasing leads, and generating apartment rental leases in order to achieve the company's objectives and targets across every region
- Own all apartment rental marketing plans from strategy development all the way through execution in collaboration with the brand marketing and onsite leadership/sales teams
- Lead marketing strategy calls with community leadership from the apartment rental perspective to develop campaigns and manage their execution to drive sales goals
- Implement and reinforce leasing best practices with all onsite teams across the brand to drive occupancy and revenue
- Own and execute channel mix strategy for all communities on the apartment rental side with goal of optimizing conversion rate and cost per lease across advertising sources in each unique market
- Manage and optimize relationships with digital vendors (SEO/GEO/PPC), ILS platforms, and CRM/marketing automation providers
- Own sales kit strategy for apartment rentals, collaborating with property leadership, to develop print and digital collateral that supports sales goals, as well as play an active role in material maintenance and training for site teams
- Develop and present quarterly reports to brand and property leadership on apartment marketing performance
- Analyze market rates across the AVE portfolio to ensure pricing strategies remain competitive and align with market trends in order to optimize revenue
