Mortgage Field Services Inspector
FAR Inspections, based in Reno, NV, has been in business for over 9 years and is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required; effective time‑management and meeting deadlines are essential.
What is an Occupancy Verification?- Mortgage lenders require periodic updates on their properties and send independent contractors to perform inspections.
- The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application.
- Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
You will be responsible for completing all inspections in your county. In some cases, you may share the county with another inspector if volume warrants it.
Responsibilities- Complete each inspection in 5–6 minutes.
- Submit the inspection within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Computer with internet connection.
- Reliable vehicle (good gas mileage is a plus; you pay your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you can earn the equivalent of $30–$40 per hour. Depending on the county’s urban/rural placement, you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower‑volume counties pay higher rates; higher‑volume counties pay lower rates.
Work is consistent month‑to‑month. You can earn more as you become established, have greater availability, or cover a larger territory. No additional mileage reimbursement is provided beyond the flat fee per inspection.
