Job SummaryThe Closing Disclosure Specialist will prepare and review closing disclosures for mortgage loans working in both retail and wholesale channels. The CD Specialist is to coordinate the closing process by confirming that all documents are correct, within compliance, and meet agency guidelines.
This position will also be responsible for performing a multitude of tasks such as preparing closing documents, being a point of contact, coordinating closings, and ensuring loans are compliant.
Duties/ResponsibilitiesReasonable accommodations may be made to enable individuals with disabilities to perform these essential functions.
- Issue the Initial and Revised Closing Disclosure in accordance with RESPA and TILA requirements; address any tolerance cures.
- Validate the loan meets underwriting guidelines for cash to close and cash back to borrower.
- Verify required information within the loan file such as spelling of borrower(s) names, property address, lock expiration, flood cert.
- Review of tax bill and property insurance to ensure escrow account is set up in accordance with federal guidelines.
- Review preliminary title commitment to ensure vesting and parcel number is accurate.
- Verify mortgage insurance certificate information is current and matching loan details.
- Know TRID rules and regulations to ensure fees are properly disclosed to borrowers.
- Review compliance report and validate passing in all categories or troubleshoot as needed.
