Overview
The Operations Supervisor position oversees the operations of all departments at the property to ensure that the association and residents needs are met. The Operations Supervisor is also responsible for ensuring the levels of services and standards are according to Association policy. The Operations supervisor is also involved in the violations process and incident report management.
Responsibilities- Supervise all team members and services at property to ensure that the operation of the building is running to the expectation and standards of the client and KWPMC.
- Ensures fixed assets are preserved.
- Keeps up-to-date on information and technology affecting functional area(s) to increase innovation and ensure compliance.
- Initiates recommendations on purchases of new equipment or technology and improvements to the property.
- Alerts management of amenities and service availability and stock issues. Makes recommendations and implements solutions to problems related to same.
- Advises General Manager on labor issues including safety, security, employee relations, scheduling, training, grievances, etc.
- Ensures all team members and service providers are adhering to company policy and administering practices in fair and equitable manner.
- Manages staffing to control labor costs at a minimum without affecting quality of services.
- Trains, develops and appraises staff effectively.
- Takes corrective action as necessary on a timely basis and in accordance with company policy. Consults with human resources and/or general manager as appropriate.
- Responsible for all documentation of Association violations –inspections as necessary – understands regulations and rules as provided by Board and PM/GM
- Repeat inspections as necessary within time frame determined for violations compliance
- Provide PM/GM with report of the violations of the association’s rules, which will be reviewed by BOD so they can decide as to whether the violations in question do in fact violate the rules of the association and warrant issuance of a fine.
- Track violations for completion and documents compliance and Update any KWPMC systems with violations documentation as per procedure.
- This position interacts as well attends the Violation Control Committee Meetings on a monthly basis.

This position is directly responsible for leading teams directly responsible for all employees on property in the absence of Management.
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. While performing the duties of this job, the employee is occasionally exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment can be loud.
Physical DemandsWhile performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must occasionally lift and/or move up to 15 pounds and occasionally lift and/or move up to 30 pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
This is a full-time position, hours of work are usually in the afternoons and on week-ends and holidays with possible variance. This position requires weekend work and may require long hours.

RequiredEducation and Experience
- Degree (BS/BA) in business administration, or related field.
- 2 or more years of experience related position.
