The position of General Maintenance II is responsible for performing a variety of semi-skilled to skilled general maintenance duties with limited instruction and supervision; to complete in-house renovation work orders as assigned; to work individually and as a team member.
SCHEDULE:
Monday to Friday 7:30am-4:00pm
Maintenance Services staff normally work 40 hours a week. However, flexibility is required when alternate hours and/or overtime is needed to meet deadlines, respond to emergencies and/or storm events, or provide weekend/evening coverage.
DUTIES/RESPONSIBILITIES
- Execute and complete Work Orders as assigned in a timely manner.
- Troubleshoot maintenance issues involving electrical, structural, plumbing, and other MEP equipment.
- Perform assigned preventive building maintenance.
- Perform routine plumbing repairs, i.e., unclog toilets, sinks or urinals, find water leaks and repair damaged plumbing.
- Perform routine electrical repairs, i.e., change light bulbs or fluorescent lamps, repairing ballast and light fixtures.
- Repair and/or replace doors, door closures, hinges, door knobs or locks, windows, window hardware, screens, etc.
- Perform minor repairs of ceramic tile and other flooring material.
- Repair drywall including matching existing texture/finish.
- Paint including interior/exterior walls, touch up of areas where work has been done to complete work order.
- Perform visual inspections and/or readings of fire extinguishers, fuel tanks, gas boilers and other equipment as assigned.
- Perform preventive/routine maintenance on all appliances; troubleshoot appliance issues, make or arrange for repairs needed, recommend replacement as appropriate; switch-out old appliances and tag new appliances.
- Purchases supplies, equipment, and materials necessary to complete work orders/projects.
- Conduct comprehensive room audits in the skilled nursing home, assisted living, and memory care areas, as assigned.
- Troubleshoot/repair nurse call system, bed center and communication systems including bed lighting and handrail operation, cable and electrical outlets, electrical devices and switches, exterior shutters, etc.
- Adjust/repair Hoyer lifts, walkers, wheelchairs, and other medical equipment.
- Respond to all emergency situations including but not limited to fire alarms and leaks.
- Attend and participate in workshops, seminars, and mandatory in-services as approved or required.
- Ensure quality workmanship in all work.
- Maintain cleanliness in all work and break areas.
- Keep all equipment in good working condition.
- Work safely and comply at all times with Plymouth Harbor’s safety standards.
- Work individually, and as a team member to provide support and assistance to all fellow Maintenance Services staff.
- Discharge properly any other responsibilities, duties or assignments that may be assigned to you.
SUPERVISORY RESPONSIBILITY
This position has no supervisory responsibilities.
QUALIFICATIONS
Education:
- High school diploma or equivalent. Specialized training in a vocational occupation or equivalent.
Experience:
- Five years’ experience preferred in one or more of the following areas: general handyman repair, appliance repair; painting; drywall repair; framing; carpentry; plumbing; electrical; low voltage; fire safety; HVAC
General:
- Must be a detail-oriented person and able to perform duties with great accuracy.
- Maintain high personal standards for performance and encourage others to do the same.
- Work as a team player.
- Basic knowledge of trades related to building maintenance, repair, and renovation.
- Skill in using hand and power tools.
- Knowledge of occupational hazards and safety precautions.
- Be able to read and comprehend work orders and printed instructions.
- Be able to document work orders completed.
- Be able to use common sense.
- Be detail-oriented and able to perform duties with great accuracy.
- Have good communication skills; speaking, writing, and listening.
- Must be able to speak and understand English.
CERTIFICATES/LICENSES/REGISTRATIONS
- Must possess a valid Florida Driver’s License.
