Job Overview
The Residential Construction Project Manager will oversee all aspects of residential construction projects from inception to completion. This role involves coordinating with clients, subcontractors, suppliers, and internal teams to ensure projects are completed on time, within budget, and to the highest quality standards. The ideal candidate will have strong leadership skills, excellent communication abilities, and a deep understanding of residential construction processes.
Key Responsibilities- Develop detailed project plans, including timelines, budgets, and resource allocation.
- Coordinate with architects, engineers, and designers to ensure project requirements are met.
- Obtain necessary permits and approvals, and ensure compliance with local building codes and regulations.
- Prepare and manage project budgets, including cost estimation, tracking, and reporting.
- Negotiate contracts with subcontractors and suppliers, manage purchase orders and change orders.
- Monitor and control project expenditures to ensure adherence to budget constraints.
- Supervise and manage construction teams, including subcontractors, laborers, and tradespeople.
- Provide clear direction and support to ensure work is completed efficiently and to a high standard.
- Conduct regular site meetings and inspections to monitor progress and resolve any issues.
- Serve as the primary point of contact for clients, addressing their concerns and providing regular updates on project status.
- Manage client expectations and ensure a high level of customer satisfaction throughout the project lifecycle.
- Implement and enforce quality control procedures to ensure that work meets or exceeds industry standards and client specifications.
- Conduct final inspections and oversee punch list completion to ensure project delivery is on par with client expectations.
- Identify and address potential issues and risks in a proactive manner.
- Develop and implement solutions to resolve construction-related problems and minimize delays.
- Maintain comprehensive project documentation, including contracts, change orders, and project schedules.
- Prepare and present project reports to senior management and stakeholders.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred).
- Proven experience as a Project Manager in residential construction (5+ years preferred).
- Strong knowledge of construction processes, building codes, and safety regulations.
- Excellent leadership and team management skills.
- Outstanding organizational and multitasking abilities.
- Proficiency in project management software and Microsoft Office Suite.
- Outstanding communication and interpersonal skills.
- Ability to work effectively under pressure and meet tight deadlines.
- Valid driver’s license and reliable transportation.
