Overview

For over 100 years, Hemmer has provided design and construction services across medical, distribution, manufacturing, office and retail properties. Hemmer also provides building care and maintenance services and engages in select real estate development opportunities.

What you’ll be doing

The success of our company depends upon the efforts of each employee. Each employee is responsible for Total Customer Satisfaction and Maximum profitability, with duties specific to their position. Project Managers report to their dedicated Senior Project Manager and are generally assigned responsibility for multiple projects. The Project Manager, along with the Salesperson and Superintendent, is responsible for the success of the project from inception to final close-out, including control of design, cost, schedule, quality and safety.

More specifically, the Project Manager will:

  • Project Estimate
    :
    Assist in bidding new projects and assembling proposals, including setting up the estimate template, selecting subcontractors to bid, clarifying scope in each trade, reviewing bids, compiling results, and drafting the proposal to the client.
  • Project Schedule
    :
    Establish the initial project schedule. Competency using Microsoft Project is required. May involve discussions with potential subcontractors to determine critical durations; schedule is often established during contract negotiation and attached to owner contracts and subcontracts as exhibits.
Preconstruction
  • Design Control and Coordination
    :
    Understand owner/desiring construction needs; contract for architectural/engineering services; schedule and conduct design coordination meetings; review progress drawings; coordinate mechanical and electrical design/build drawings with architectural and structural designs; ensure drawings comply with Hemmer Standards, final proposal, and estimate, and support construction efficiencies and value engineering.
  • Permits
    :
    Responsible for acquisition of site, grading, foundation, and general building permits, plus approvals from utilities. Oversee permits by the responsible Subcontractor for plumbing, HVAC, fire protection and electrical.
  • Project Subcontracts
    :
    Prepare the scope of work for design/build and construction contracts; review bids, define/outline scope, ensure completion meets design intent, negotiate contract price, and draft subcontracts.
Project Start-up
  • Owner Contract
    :
    Familiarize with owner contract requirements, including scheduled milestones, notification, payment applications, and performance requirements; provide information necessary for contract execution.
  • Start-up Meetings
    :
    Schedule and facilitate project start-up meetings with Hemmer project team and Subcontractors to align on contract requirements, timing, and coordination.
Project Administration
  • Cost Control
    :
    Overall cost control and project accounting; competency with Computer Ease; set up and update budgets; approve subcontractor and supplier invoices; update estimate at completion.
  • Changes
    :
    Estimate costs of changes arising from site conditions or owner requests; draft change orders as needed.
  • Margin Reporting
    :
    Report estimated gross margin monthly; review with VP of Construction and accounting.
  • Payment Applications
    :
    Prepare owner invoicing monthly per contract terms; collect costs and approve subcontractor invoices for payment.
  • Project Communication
    :
    Lead overall project communication; proficient with Procore; ensure information flows between Architect, Owner, Subcontractors, and Superintendent.
  • Shop Drawings
    :
    Track and review shop drawings and submittals; coordinate with design professionals to meet design intent and contract obligations.
  • Project Records
    :
    Maintain complete project records and files (correspondence, shop drawings, transmittals, subcontracts, change orders, permits, drawings, etc.).
Project Close-out
  • Project Close-out
    :
    Ensure close-out procedures are followed; collect final documents, finalize invoicing, release retainage, execute Certificate of Substantial Completion, complete record drawings, and deliver Facility Manual.
Qualifications
  • Bachelor of Science in Engineering, Construction Management or compatible major.
  • 5+ years’ experience as a Project Manager for a commercial contractor.
  • Computer skills including proficiency in job costing, project scheduling, estimating, Word, Excel, and Procore.
  • Strong oral and written communication, presentation, decision-making, and problem-solving skills.
