Given ongoing construction and development plans, our current apartment portfolio of over 6,000 units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.

With rapid portfolio growth and a desire to develop and hold rather than sell, the timing is ideal for qualified candidates to join our team. We’re currently seeking a Maintenance Coordinator with 1‑3 years of industry experience. The role is full‑time at The Lakes at College Pointe
, located in Ft. Myers, Florida.

Responsibilities
  • Report to:
    Regional Maintenance Coordinator
  • Assist in supervising Maintenance Technicians I / II and III, including scheduling, work assignments and training
  • Classification:
    Exempt – not eligible for overtime unless hourly
Essential Job Functions
  • Service request process:
    Enter, track, and close service requests, following up on outstanding issues
  • Turn process:
    Enter purchase orders, schedule turns/vendors, and upload work acknowledgements
  • Maintain the property asset log in Real Page, adding and updating assets as directed
  • Prepare quotes and submit purchase orders for supplies & materials, receive deliveries, and document accordingly; maintain shelf stock based on approved minimum on‑hand quantities
  • Support preventive maintenance and project management processes; prepare resident communications, schedule appointments, track and close maintenance tasks, and assist with contract preparation and file maintenance per company policies
  • Manage all property vendor contracts (costs, scope compliance, etc.) and day‑to‑day vendor relations on site
  • Update logs for carpet replacement, hot water tank replacement, extermination, and similar items
  • Purchasing processes:
    Enter orders and invoices; research aged orders and invoices; confirm the receipt of goods
  • Monitor and adhere to EP policies, procedures and applicable federal, state and local laws, specifically Fair Housing regulations
  • Complete weekly reports on Maintenance Alerts, including service request activity, overdue requests, and purchase orders
  • Complete assigned onboarding and ongoing training in Grace Hill as assigned by Edgewood Properties
Non-Essential Job Functions

Qualifications
  • Education:

    High School diploma or equivalent (GED);
    Bachelor’s degree preferred
  • Experience:

    1‑3 years of multi‑family or related property management experience, or equivalent experience in retail or hospitality (preferred)
Skills
  • Excellent listening and rapport‑building with residents and associates; effective problem resolution
  • High attention to detail in repetitive administrative tasks with minimal errors
  • Strong multi‑task and scheduling abilities, meeting required deadlines
  • Proficient in oral, written, and English reading/writing skills for clear reports and verbal communication
  • Basic arithmetic skills for estimating, averaging, percentages, and totals
  • Basic office application skills (word processing, email, spreadsheets)
  • Familiarity with general office equipment (personal computer, telephone, photocopying, fax, postage machine)
  • Capability to transport up to 60 pounds and retrieve items from shelving—mobility and flexibility required
  • Ability to frequently stand, walk, stoop, kneel, crouch, and climb (stairs, steps, ladders, etc.)
  • Proficiency in (or ability to learn) MS Office Suite (Excel, Word, Outlook), One Site Real Page, and Adobe Acrobat DC
Licenses/Certifications
  • Valid driver’s license and automobile insurance
